About the Role
We are hiring a strong multifamily operations leader to take ownership of a Houston-area apartment community and help drive a meaningful operational turnaround.
This is a regional-level role dedicated to one high-priority asset. We are hiring above the traditional property manager level because this community needs stronger operating leadership, direct accountability, and a focused execution plan.
The right person may currently be a Regional Property Manager, Area Manager, District Manager, Senior Property Manager, Community Manager, Asset Operations Manager, or experienced multifamily operator who has successfully improved performance at a challenging apartment community.
This is not a passive oversight role. We are looking for a hands-on leader who can walk the property, inspect vacant units, lead the onsite team, drive leasing performance, improve occupancy, strengthen collections, support maintenance execution, and communicate clearly with ownership.
The Mission
Your mission is to stabilize and improve the performance of a multifamily apartment community in the Houston area.
You will be responsible for improving occupancy, strengthening leasing execution, rebuilding onsite accountability, improving resident experience, supporting maintenance and make-ready performance, and creating a clear operating rhythm at the property level.
This role requires someone who can lead from the front, make practical decisions, identify problems quickly, and follow through until results improve.

Key Responsibilities
- Lead daily operations for a Houston-area multifamily apartment community
- Coach, train, and hold accountable onsite leasing, office, and maintenance team members
- Improve leasing execution, including lead follow-up, tours, applications, approvals, renewals, and move-ins
- Review leasing traffic, lead sources, conversion rates, availability, pricing, concessions, and market competition
- Drive occupancy growth through disciplined leasing and resident retention efforts
- Audit vacant units, make-ready timelines, down units, maintenance priorities, and property condition
- Partner with maintenance and vendors to improve unit turns, work order completion, curb appeal, and resident service
- Manage delinquency, collections, notices, resident communication, renewals, and policy enforcement
- Identify staffing gaps and help build a stronger onsite team
- Create weekly accountability around occupancy, preleasing, applications, move-ins, renewals, delinquency, work orders, and make-ready status
- Communicate clearly with ownership and corporate leadership regarding risks, needs, progress, and recommended actions
- Build and execute a practical 30/60/90-day improvement plan
- Take ownership of property performance and help create measurable improvement
Qualifications
- 5 years of multifamily property management experience
- Experience managing apartment communities, preferably Class B, Class C, workforce housing, value-add, lease-up, or underperforming properties
- Prior experience as a Regional Property Manager, Area Manager, District Manager, Senior Property Manager, Community Manager, Property Manager, Asset Operations Manager, or similar role
- Strong understanding of leasing, occupancy growth, resident retention, renewals, delinquency, and collections
- Experience managing onsite leasing, office, and maintenance teams
- Ability to improve accountability, performance, and morale within an onsite team
- Strong knowledge of make-ready processes, unit turns, maintenance coordination, vendor management, and curb appeal
- Comfortable working in a fast-paced, hands-on property environment
- Strong communication, leadership, problem-solving, and follow-through skills
- Houston multifamily experience preferred
- Class C, workforce housing, value-add, lease-up, or turnaround experience strongly preferred
- Bilingual English/Spanish preferred but not required
- Experience with ResMan, Yardi, AppFolio, Entrata, OneSite, or similar property management software preferred
Ideal Candidate
The ideal candidate is a practical, results-driven multifamily operator who knows how to improve performance at a challenging apartment community.
You should be comfortable walking the property, inspecting vacant units, reviewing leasing activity, coaching onsite staff, solving resident issues, working with maintenance, managing vendors, and reporting clearly to ownership.
You should be able to balance urgency with professionalism and resident service with accountability.
This role is for someone who can walk into a challenging environment, assess the situation, create a plan, lead the team, and move the numbers.
You do not need to be flashy. You do need to be effective.
Compensation
Compensation is competitive and based on experience.
We are open to paying above market for the right operator with proven multifamily operations, Class C, workforce housing, lease-up, value-add, or turnaround experience.
Expected compensation range: $110,000–$140,000 depending on experience and qualifications.

Location & Schedule
This is a full-time, on-site leadership role in the Houston area.
Some weekend or after-hours availability may be needed depending on leasing activity, staffing needs, resident issues, or property performance.
