Job Overview

We are seeking an experienced Commercial Roofing Project Estimator to manage the estimating and bidding process from initial plan review and takeoff through project award.

The Estimator will evaluate project plans, specifications, and site conditions to develop accurate and competitive bids for commercial roofing projects. This position works closely with clients, general contractors, architects, Project Managers, and field leadership to ensure the scope that is estimated can be successfully executed in the field.

Accuracy, attention to detail, and knowledge of commercial roofing systems are critical to protecting project profitability and ensuring successful project delivery.

Key Responsibilities

Estimating & Bidding

• Review project plans, specifications, blueprints, and site conditions to determine the complete scope of work.
• Perform detailed material and labor takeoffs for commercial roofing projects.
• Prepare accurate and competitive estimates covering materials, labor, equipment, subcontractors, and other project costs.
• Develop detailed bid proposals including pricing, scope, timelines, and project requirements.
• Select appropriate roofing systems and materials based on project specifications, budget, and site conditions.
• Determine labor requirements, including crew size and skill levels.
• Utilize estimating software and other tools to prepare and manage bids.

Project & Budget Support

• Monitor project budgets against original estimates and identify potential cost risks.
• Identify risks related to material availability, site access, scheduling, regulations, and project conditions.
• Assist with preparing and tracking change orders as project scope changes.
• Conduct post-project reviews comparing estimated costs against actual project costs.
• Incorporate lessons learned into future estimates to improve accuracy and profitability.

Communication & Coordination

• Communicate with clients, architects, general contractors, subcontractors, and other project stakeholders.
• Clarify project scope, specifications, and requirements during the bidding process.
• Work closely with Project Managers and field supervisors to ensure estimates accurately reflect field requirements.
• Assist with resolving scope, pricing, and project-related questions.
• Maintain professional and proactive communication throughout the estimating process.

Documentation & Compliance

• Maintain accurate records of estimates, bids, contracts, change orders, and related documentation.
• Ensure estimates comply with applicable building codes, manufacturer specifications, industry standards, and safety requirements.
• Stay current with commercial roofing systems, materials, installation methods, and industry trends.

Required Qualifications

• 5 years of commercial roofing or construction estimating experience; commercial roofing experience strongly preferred.
• Strong knowledge of commercial roofing systems, including:

o    TPO

o    EPDM

o    PVC

o    Modified Bitumen

o    Built-Up Roofing

o    Metal Roofing

• Strong ability to read and interpret construction drawings, specifications, and roofing plans.
• Proven experience performing detailed construction takeoffs and estimates.
• Experience using estimating software and related construction technology.
• Understanding of construction contracts, bid documents, scope of work, and change orders.
• Strong mathematical, analytical, organizational, and problem-solving skills.
• Excellent written and verbal communication skills.
• Strong attention to detail and ability to manage multiple bids/projects.
• Valid driver's license and ability to travel to project sites throughout the Maryland/Baltimore region.
