The Opportunity

We are seeking an Associate to join the digital infrastructure team in New York, working directly with Vice Presidents, Senior Vice Presidents and the CEO of the digital ventures platform. You will sit at the analytical centre of live deals, owning the underwriting that decisions get made on and following those assets past close into asset management. This is a small, fast moving team inside a large platform, so the work is deal facing from the start rather than staffed behind layers.

Key Responsibilities

• Work alongside senior investment professionals and platform leadership on new investment opportunities and acquisitions.
• Build and maintain the financial models and underwriting used to evaluate potential investments, and keep them alive as diligence changes the picture.
• Conduct research and due diligence on prospective opportunities, covering financial and organizational structures, legal documentation, historical performance and forward projections.
• Evaluate single asset and portfolio acquisition opportunities.
• Carry assigned workstreams through to funding, including preparation of materials and presentation to the final investment committee.
• Produce concise, well structured written analysis that stands up in front of senior decision makers.
• Support asset management post close, including business plan development and exit strategy planning and execution.
• Prepare property business plans, operating budgets, capital strategy across dispositions, follow on acquisitions and refinancings, and leasing strategy.
• Conduct market assessments and make recommendations based on what the analysis shows.
• Contribute to special projects including hold sell analyses, refinancing opportunities and broader data center sector initiatives.
• Interact with joint venture partners and third party service providers and help manage those relationships.
• Track business plan performance against underwriting and flag corrective action where results diverge.
• Support the lease approval process.
• Attend development meetings and review development draws on data center repositioning and renovation projects.
• Review design drawings, development plans, budgets and schedules to identify opportunities to improve returns.
• Travel domestically to visit assets and existing partners.
• Perform property and portfolio valuations and return analyses for quarterly investor reporting.

What We're Looking For

• A grounding in real estate private equity, infrastructure investing, investment banking, or a development or capital markets seat covering those sectors.
• Strong modelling and underwriting skills, with the ability to explain and defend the assumptions rather than only operate the file.
• Genuine curiosity about data centers and the physical constraints that drive the sector, including power availability, interconnection, land and hyperscaler demand.
• Clear, concise writing, with the judgement to know what belongs in a committee memo and what does not.
• Comfort working across multiple live workstreams and counterparties at once, with real ownership of your piece.
• Degree educated in Finance, Real Estate, Economics, Engineering or a related field.
