Development Director – Land Development & Sitework
Location: Union, Missouri
Type: Full-Time | Non-Exempt
Schedule: Monday–Friday, 7:00 a.m. – 3:30 p.m.
Position Summary
The Development Director oversees all land development and sitework activities for multifamily and residential projects. This is a hands-on role responsible for planning, permitting coordination, contractor management, and on-site supervision to deliver build-ready lots safely, on time, and within budget. The role works closely with ownership and construction teams and plays a key part in moving projects from raw land to vertical construction.
Key Responsibilities
- Coordinate with civil engineers, surveyors, and environmental consultants to develop site improvement plans.
- Review civil drawings, grading plans, and utility layouts for constructability and budget alignment.
- Manage land development schedules, sitework budgets, and change orders.
- Oversee grading, utilities, roads, storm drainage, and erosion control activities.
- Manage and coordinate subcontractors, vendors, and inspectors.
- Ensure compliance with local, state, and federal regulations, including stormwater and environmental requirements.
- Serve as the main point of contact between ownership, construction, and consultants during land preparation.
- Assist with due diligence and feasibility reviews for new sites.
- Provide clear, regular updates on schedule, costs, and field issues.
- Maintain daily field reports and basic project documentation.
Qualifications
- Bachelor’s degree in Civil Engineering, Construction Management, or Real Estate Development preferred but not required.
- 5 years of experience in land development, civil construction, or sitework management, ideally in multifamily or residential projects.
Skills & Experience
- Strong understanding of grading, utilities, sitework sequencing, and erosion control.
- Ability to read and interpret civil plans, geotechnical reports, and utility designs.
- Proficient in Microsoft Office; experience with scheduling or project tracking software (e.g., Monday.com) a plus.
- Strong communication skills and the ability to manage multiple vendors and priorities.
- OSHA certification or working knowledge of jobsite safety preferred.
Physical & Travel Requirements
- Ability to work on active construction sites in all weather conditions.
- Ability to lift up to 50 pounds.
- Travel to multiple job sites required; valid driver’s license and insurability required.
- On-call availability for site issues, weather events, or emergencies.
- Must pass a criminal background check.
Working Conditions
