JOB SUMMARY:


The Residential Multifamily Maintenance Technician is responsible for the maintenance, repair, and overall upkeep of apartment homes, common areas, and building systems within a multifamily housing community. This position requires a dependable, self-motivated individual who can work independently, utilize technology to manage work orders via a tablet, and provide excellent customer service in a resident-facing environment. The technician ensures that all units, amenities, and community spaces are safe, well-maintained, and operating efficiently to support a positive living experience for residents.


 


JOB DUTIES:


• Perform routine inspections, troubleshooting, and repairs to apartment units and building systems to ensure proper functionality and resident satisfaction.
 • Maintain and repair HVAC, plumbing, electrical, and general apartment/home systems to industry standards.
 • Respond promptly and professionally to resident maintenance requests and work orders.
 • Complete preventive maintenance tasks to reduce equipment downtime and avoid costly repairs.
 • Participate in on-call rotation for emergency maintenance needs, addressing urgent issues as they arise.
 • Perform general interior repairs including light carpentry, drywall patching, painting, caulking, and flooring repairs.
 • Ensure compliance with safety standards, building codes, fair housing regulations, and OSHA requirements.
 • Use property management or maintenance software (such as Yardi, Rent Café, AppFolio, or Maintenance IQ) to track work orders, log repairs, and manage required documentation.
 • Maintain inventory of tools, supplies, equipment, and replacement parts.
 • Assist with grounds and exterior upkeep including landscaping, trash pickup, snow removal, and exterior building maintenance.
 • Coordinate with vendors and contractors for specialized repairs or major maintenance projects.
 • Provide outstanding customer service with a courteous and professional attitude toward residents, property managers, and team members.
 • Maintain company tools, equipment, and assigned work vehicles in clean and safe operating condition.
 • Participate in ongoing training and continuing education for skill development and compliance.
 • Represent the company in a professional manner at all times.
 • Work independently with strong problem-solving, prioritization, and time-management abilities.
 • Perform other duties as assigned.


 


KNOWLEDGE AND SKILLS


• Strong knowledge of residential HVAC, electrical, plumbing, carpentry, appliance repair, and general property maintenance.
 • Familiarity with maintenance tools and equipment including power tools, diagnostic meters, hand tools, and specialty repair equipment.
 • Ability to follow technical instructions, appliance manuals, building plans, and safety procedures.
 • Proficiency using tablets, mobile apps, and work order management software.
 • Strong organizational and multitasking abilities in a fast-paced environment.
 • Excellent customer service and communication skills with a friendly, professional demeanor.
 • Ability to work independently while maintaining accountability, productivity, and efficiency.
 • Previous residential or multifamily maintenance experience preferred.


 


PHYSICAL REQUIREMENTS:


• Ability to stand, walk, and perform physical tasks for 66–100% of the workday.
 • Frequent bending, kneeling, crouching, climbing stairs, and reaching overhead.
 • Ability to lift, move, push, or pull up to 50 lbs. when needed.
 • Comfortable working both indoors and outdoors in various weather conditions.
