Job Description
As a Construction Manager, you will play a pivotal role in overseeing commercial, industrial, and residential projects from start to finish. You will serve as the primary point of contact for clients, subcontractors, and internal teams, driving budget control, schedule adherence, and superior quality outcomes. Key Responsibilities
- Coordinate closely with clients, subcontractors, and internal teams to deliver projects that meet or exceed specifications and deliver maximum value for income-producing properties.
- Manage project budgets effectively, including detailed cost tracking, forecasting, and variance analysis to optimize financial performance.
- Engage, select, and oversee subcontractors, handling contract negotiations, performance evaluation, and conflict resolution.
- Prepare and process change orders, purchase orders, and other critical contractual documentation with accuracy and efficiency.
- Collaborate with designers on material selections, pricing analysis, and procurement decisions to support project goals and budgets.
- Leverage project management software to monitor progress, generate reports, and enhance team communication.
- Perform regular site visits, inspections, and coordination meetings across various job sites to uphold safety standards and keep projects moving forward.
- Proactively address on-site issues to minimize delays and ensure successful project completion.
Requirements
- Proven experience as a Construction Manager or in a similar role, with preference for background in commercial and industrial construction.
- Proficiency in Buildertrend software for project management and collaboration.
- Strong working knowledge of Microsoft Word and Excel for documentation, reporting, and data analysis.
- Solid understanding of construction budgets, including estimation, allocation, and cost control.
- Demonstrated experience in subcontractor engagement, bidding, and relationship management.
- Ability to coordinate effectively with diverse stakeholders to achieve the best possible project outcomes.
- Experience preparing change orders, purchase orders, and related documentation.
- Excellent communication, problem-solving, and leadership abilities.
- Knowledge of operating and maintaining heavy equipment (e.g., excavators, loaders, dozers) is strongly preferred.
- Willingness to step in and assist with self-performed excavation tasks as needed.
- Bachelor's degree in Construction Management, Engineering, or related field preferred; relevant certifications (e.g., CCM, PMP) are a plus.
- Valid driver's license and reliable transportation required; willingness and ability to travel regularly to job sites in the region.
