Property Maintenance Supervisor

Ebenezer is looking for a Property Maintenance Supervisor to join our senior condominium team at Lake Shore Dr Condo in Richfield, MN! This position provides oversight and maintenance of property (building & grounds) including all major utility, life safety and secruity systems. Supervises maintenance and housekeeping staff and ensures 24/7 emergency on-call response per rotating schedule.

This schedule includes;

• 80 hours every two weeks
• Full time; Day shift
• Weekends as needed

Responsibilities:

• Provides oversight and maintenance of property (building & grounds) of 101 units including all major utility, life safetly and secruity systems
  • Monitors condition of & forecasts need for repairs/replacement of HVAC, energy management, life safety, fire, elevators, electrical and plumbing systems
  • Manages preventative maintenance services/contracts in accordance with individual facility guidelines
  • Oversees purchasing activites for maintenance and housekeeeping supplies within budgetary guidelines and oversee payment of bills per facility practices
  • Secures bids for capital improvements in accordance with HUD facility guidelines
  • Abaility to use power tools and other maintenance equipment
  • Keeps track of parts warranties/inventory list/appliance model/serial numbers
• Supervises maintenance and housekeeping staff
  • Hire, train/coach, and discipline maintenance and housekeeping staff
  • Schedule staff and manage daily
• Provides 24/7 emergency On-Call response per rotating schedule
  • Schedules staff to provide 24/7 emergency Maintenance coverage, including self
  • Ability and willingness to support other on-call staff on an "as needed" basis
• Promotes a safe environment for staff, tenants, and visitors
  • Identifies concerns through regular inspection of building and grounds
  • Annually trains all employees and new employees on the proper use of Bloodborne Pathogen kits, proper body mechanics and Fire Safety equipement
• Oversees the proper functioning of building servers/routers/wifi/satellite and other database/software programs
  • Monitors Entry system software
  • Monitors Work Order software
• Performs all other duties as assigned
• Complies with all policies and standards

Required Qualifications:

• Vocational School Technical Training or Associate Degree – Industrial energy, mechanics or related fields
• 3 years of experience
• Drivers License in good standing
• Special Boiler License Upon Hire
• Class 2-C Boiler within 1-1/2 Yrs

Preferred Qualifications:

• 5 years of experience
• Certified Manager of Maintenance Certificate (CMM), Certificate for Apartment Maintenance Technicians (CAMT) or any community college maintenance certificate

The posted pay range is for a 40-hour workweek (1.0 FTE). The actual rate of pay offered within this range may depend on several factors, such as FTE, skills, knowledge, relevant education, experience, and market conditions. Additionally, our organization values pay equity and considers the internal equity of our team when making any offer. Hiring at the maximum of the range is not typical. If your role is eligible for a sign-on bonus, the bonus program that is approved and in place at the time of offer, is what will be honored.

Salary : $59,717 - $84,323
