What are the responsibilities and job description for the Property Maintenance Supervisor position at Ebenezer?
Ebenezer is looking for a Property Maintenance Supervisor to join our team at Tower Apartments in Minneapolis, MN! This position provides oversight and maintenance of property (building & grounds) including all major utility, life safety and security systems. Supervises maintenance and housekeeping staff. Ensures 24/7 emergency On-Call response per rotating schedule.
This maintenance leadership schedule includes;
- 80 hours every two weeks
- Full time; Day shift
- Weekends as needed
Responsibilities:
- Provides oversight and maintenance of property (building & grounds) of 101 units including all major utility, life safety and security systems.
- Monitors condition of & forecasts need for repairs/ replacement of HVAC, energy management, life safety, security, fire, elevators, electrical and plumbing systems.
- Manages preventative maintenance services/contracts in accordance with individual facility guidelines.
- Oversees purchasing activities for maintenance and housekeeping supplies within budgetary guidelines and oversee payment of bills per facility practices.
- Secures bids for capital improvements in accordance with HUD facility guidelines.
- Ability to use power tools and other maintenance equipment
- Keeps track of parts warranties/inventory list/appliance model/serial numbers
- Supervises maintenance and housekeeping staff.
- Hire, train/coach, and discipline maintenance and housekeeping staff.
- Schedule staff and manage daily workload (as needed) for the timely completion of work orders and apartment turnovers.
- Provides 24/7 emergency On-Call response per rotating schedule.
- Schedules staff to provide 24/7 emergency Maintenance coverage, including self.
- Ability and willingness to support other on-call staff on an “as needed” basis.
- Oversees the proper functioning of building servers/routers/wifi/satellite and other database/software programs
- Monitors Entry system software
- Monitors Work Order software
Required Qualifications:
- Vocational School Technical Training or Associate Degree – Industrial energy, mechanics or related fields
- 3 years of previous experience
- Drivers License in good standing
- Special Boiler License Upon Hire
- Class 2-C Boiler within 1-1/2 Yrs
Preferred Qualifications:
- 5 years of previous experience
- Certified Manager of Maintenance Certificate (CMM), Certificate for Apartment Maintenance Technicians (CAMT) or any community college maintenance certificate

Salary : $59,717 - $84,323
