We are a close-knit, hands-on firm where project managers work directly with ownership, carry projects from preconstruction through closeout, and build lasting relationships with clients and trade partners. We are seeking a Construction Project Manager to take ownership of a diverse project portfolio and contribute to the continued growth of the company.
Responsibilities
Project Management:
• Manage multiple commercial construction projects concurrently from preconstruction through closeout
• Develop and maintain project schedules using Microsoft Project or similar scheduling software; update regularly and drive recovery plans when slippage occurs
• Provide executive personnel with monthly project status updates covering budget, schedule, risk, and key decisions
• Oversee superintendent and subcontractor performance to ensure work meets company standards, client expectations, and all contract specifications
• Oversee superintendent and subcontractor compliance with all federal, state, and local regulations including building codes, permits, and prevailing wage requirements
• Prepare, manage, and track RFIs, submittals, shop drawings, and closeout documentation
• Manage the change order process end-to-end: identify scope changes, prepare change order proposals in Sage, negotiate with owners and subcontractors, and maintain the change order log
• Review and approve subcontractor invoices against work completed; coordinate payment processing with bookkeeping
• Prepare and certify payment applications; provide billing updates to accounting
• Manage project closeout: punch list tracking and resolution, collection of O&M manuals, warranties, as-built drawings, final lien waivers, and certificate of occupancy
• Ensure projects are completed on budget and on schedule per company and client expectations
Safety:
• Enforce OSHA regulations and company safety policies on all assigned projects
• Conduct and document regular jobsite safety inspections; identify and correct hazards promptly
• Ensure all subcontractors maintain current safety documentation including insurance certificates, toolbox talks, and site-specific safety plans
• Prepare and file safety reports as required; investigate and document any incidents or near-misses
• Promote a culture of safety across all project teams; lead by example on every site visit
Estimating Support:
• Perform quantity takeoffs and assist with cost estimate preparation for select bids and proposals as needed
• Solicit, receive, and level subcontractor and supplier bids during active bid periods
• Assist with bid package assembly, scope sheet preparation, and bid-day submissions
• Provide current market pricing feedback and constructability input during preconstruction
Qualifications
Required:
• 5 years of construction project management experience at a general contractor
• Demonstrated experience managing commercial construction projects from start to closeout
• Proficiency in Procore or similar construction project management software
• Proficiency in Sage 300 for change order processing, job costing, and project accounting
• Proficiency in Microsoft Project or similar CPM scheduling software
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and Adobe Acrobat
• Proficiency in Bluebeam Revu for plan review and markup
• OSHA 30-Hour certification
• Knowledge of bid packages and the ability to describe contents in depth
• Strong comprehension of commercial construction methods, sequencing, and building systems
• Excellent interpersonal, organizational, verbal, written, and follow-up skills
• Valid driver’s license and reliable transportation for regular site visits
Preferred:
• Bachelor’s degree in construction management, civil engineering, or related field
• Estimating experience: quantity takeoffs, subcontractor bid leveling, bid preparation
• PMP, CCM, or ASPE CPE certification
• Experience with NJ prevailing wage and certified payroll requirements
• Experience on commercial, institutional, or public-sector projects in northern New Jersey
• Familiarity with AIA contract documents and payment application forms (G702/G703)

Schedule
Full-time. 8-hour shifts, Monday through Friday. Overtime and weekends as project needs require.
