This is a full-time, on-site position for a Director of Portfolio Resolution & Compliance responsible for leading the operational and compliance functions across the company's rental portfolio. This role owns evictions, collections, delinquency management, legal coordination, escalations, insurance claims, and other high-priority operational initiatives. Additionally, this individual will lead the integration of newly acquired property management companies, driving process standardization, operational improvements, and adoption of company systems and best practices. The ideal candidate is a highly organized operator who thrives in ambiguity, takes ownership of outcomes, and is excited to build scalable processes and infrastructure in a fast-growing, acquisition-driven business.
ResponsibilitiesPortfolio Resolution & Compliance- Own portfolio-wide eviction, collections, and delinquency management processes
- Ensure compliance with federal, state, and local landlord-tenant regulations
- Develop and maintain standardized workflows for legal and compliance-related activities
- Identify operational risks and implement mitigation strategies
- Partner with legal counsel and external service providers to ensure timely execution of legal processes
- Oversee the full lifecycle of tenant collections and eviction proceedings
- Manage attorney relationships and court filing processes across multiple jurisdictions
- Track delinquency trends and develop strategies to improve recovery rates
- Establish reporting and escalation procedures for non-payment and lease violations
- Drive continuous improvement in collections performance and resolution timelines
- Serve as the operational owner for complex owner and tenant escalations
- Lead resolution efforts for disputes, lease breaches, security deposit conflicts, and other sensitive issues
- Coordinate cross-functional teams to resolve high-priority cases
- Develop escalation frameworks and decision-making guidelines
- Ensure consistent communication and documentation throughout the resolution process
- Lead operational initiatives that do not clearly fall within existing functional teams
- Support integration of newly acquired property management companies and portfolios
- Evaluate current processes and identify opportunities for automation and efficiency
- Build scalable operating procedures that support rapid portfolio growth
- Develop dashboards and reporting for collections, evictions, escalations, and compliance metrics
- Monitor portfolio risk indicators and proactively identify emerging issues
- Present operational performance and recommendations to executive leadership
- Track and report on KPIs and accountability measures for resolution and compliance functions
- Use data to drive decision-making and continuous process improvement
Required Qualifications
- 5 years of property management experience, ideally with multi-site locations and exposure to working with decentralized teams
- 5 years of experience in people management
- Ability and availability to work weekends, holidays, and with an overall flexible schedule to fit current business needs
- Excellent self-management skills, and the ability to prioritize and deliver work to meet tight deadlines and work in a fast paced environment
- Ability to travel occasionally as required by the company
- Willingness and desire to absolutely own vertical or responsibilities
- Strong communication and interpersonal skills
- Professional demeanor and presentation
- Proficiency with technology; Rentvine experience strongly preferred
- Ability to work independently and within a team
