Role Description
This is a full-time, on-site position for an Associate Director of Leasing Operations responsible for the end-to-end leasing performance of all homes across the portfolio. This role owns the leasing lifecycle from listing and lead generation through showings, applications, lease execution, and move-in coordination, with the primary objective of maximizing occupancy and minimizing vacancy. The ideal candidate will be a highly analytical and operationally minded leader who can build scalable leasing processes, manage distributed leasing teams and vendor partners, and drive consistent performance across multiple markets. Primary Responsibilities
- Own portfolio occupancy performance across all markets
- Lead the end-to-end leasing function from listing through move-in
- Build scalable leasing processes as the company acquires and integrates
- Develop and manage leasing teams
- Drive revenue growth by minimizing vacancy and reducing time-to-lease
- Partner with Operations, Property Management, and Product to maximize portfolio performance
- Monitor market conditions, competitor pricing, and demand trends
- Identify underperforming markets and implement corrective leasing initiatives
- Own leasing technology stack, CRM workflows, and reporting tools
- Partner with Product and Operations teams to improve leasing systems and resident experience
- Build dashboards and reporting for leasing performance
- Track occupancy, vacancy, and leasing conversion metrics
- Present recommendations and business reviews to executive leadership
- Establish forecasting processes for occupancy and leasing volume
- Lead leasing integration efforts for newly acquired property management companies
- Oversee property listing strategy across all listing platforms
- Optimize lead volume and lead quality
- Manage listing standards, photography, content quality, and syndication processes
- Develop initiatives to improve inquiry conversion rates
- Oversee showing operations across all markets
- Partner with local operations teams to ensure homes are show-ready
- Monitor showing conversion performance and customer satisfaction metrics
Required Qualifications
- 5 years of property management experience, ideally with multi-site locations and exposure to working with decentralized teams
- 5 years of experience in people management
- Ability and availability to work weekends, holidays, and with an overall flexible schedule to fit current business needs
- Excellent self-management skills, and the ability to prioritize and deliver work to meet tight deadlines and work in a fast paced environment
- Ability to travel occasionally as required by the company
- Willingness and desire to absolutely own vertical or responsibilities
- Strong communication and interpersonal skills
- Professional demeanor and presentation
- Proficiency with technology; Rentvine experience strongly preferred
- Ability to work independently and within a team
