Position Summary
The Director of Marketing is responsible for developing, executing, and overseeing all marketing strategies for Bentley Residences. This role will lead brand positioning, demand generation, and sales support initiatives to drive unit sales throughout the sales lifecycle. In addition to marketing leadership, this position will oversee the day-to-day operations of the sales center staff to ensure a seamless, high-end customer experience aligned with the project’s vision.
Key Responsibilities
Marketing Strategy & Brand Development
- Develop and implement a comprehensive marketing strategy for residential sales, including launch and ongoing sales phases.
- Establish and maintain the project’s brand identity, messaging, and positioning across all channels.
- Collaborate with developers, architects, designers, and external agencies to ensure consistent brand execution.
- Oversee creation of marketing collateral including brochures, floor plans, renderings, videos, signage, and digital assets.
- Partner closely with the Sales Team to align marketing efforts with sales goals and inventory strategies.
- Develop lead-generation campaigns across digital, print, social media, email, PR, and experiential marketing.
- Track and analyze campaign performance, lead quality, and conversion metrics; adjust strategies as needed.
- Manage CRM and lead-nurturing strategies in collaboration with sales leadership.
Digital Marketing / Lead Gen / CRM Management
- Based on audience, market trends, sales, and developer team feedback, develop marketing digital strategies focused on lead generation and brand integrity
- Plan, and oversee digital ad campaigns: meta, google, email and CRM automation
- Oversee content creation for events and for press related initiatives
- Track CPL, conversion rates and optimize campaigns
- Review MRI and Contract Admin reports to consolidate on lead reports
- Manage CRM workflows, segmentation, automation and reporting
- Implement retargeting campaigns
- Maintain digital platforms, download receipts and consolidate for expense reports
- Ensure printed materials are available and request approvals for more materials as needed.
- Attend PR Meetings and assist with the execution of PR Initiatives. Keep digital files of all Press Releases.
- Create htmls and upload as templates on CRM (fub)
- Create htmls for distribution via constant contact
- Use AI tools to animate static renderings
- Support agents with marketing materials and presentations
- Manage Instagram, youtube, vimeo accounts. Develop monthly posting schedule for social media.
Sales Center Operations & Staff Oversight
- Assist Office Manager with the daily operations of the residential sales center, ensuring a polished, welcoming, and on-brand environment.
- Work with Office Manager to establish operational procedures, customer flow standards, and service expectations for the sales center.
- Ensure staff are properly trained in brand messaging, product knowledge, and customer engagement standards.
Events & Experiential Marketing
- Work with Event Coordinator to plan and execute sales center events, broker previews, VIP events, and promotional activations.
- Identify strategic collaborations with luxury brands, local businesses and neighboring properties.
- Ensure all events enhance brand perception and drive qualified traffic to the sales center.
- Create Html or pdf for invitations, emails, broker presentation invites.
- Assist Event Coordinator with Menu design & Table cards for private dinners.
- Coordinate photography & videography for events; provide vendor with required list of shots, purpose, audience and format of deliverables. When needed, review same day deliverables so they can accompany press releases.
- Handle guest list, invitation tracking and gifting.
- Develop and manage the marketing budget, ensuring efficient allocation of resources.
- Select, manage, and negotiate contracts with marketing agencies, PR firms, designers, media partners, and vendors.
- Monitor ROI and maintain cost controls while achieving marketing objectives.
Leadership & Collaboration
- Serve as a key liaison between sales Team and sales Director.
- Provide regular reporting and strategic updates on marketing performance, sales initiatives and monthly sales/traffic/conversion reports.
- Lead with a hands-on, solution-oriented approach in a fast-paced, high-visibility sales center environment.
Qualifications & Experience
- Bachelor’s degree in Marketing, Business, Communications, or related field (Master’s preferred).
- 5 years of marketing leadership experience, preferably in residential real estate, luxury brands, hospitality, or development.
- Proven experience launching and marketing new developments or sales centers.
- Experience managing teams and overseeing customer-facing operations.
- Strong understanding of residential sales cycles and buyer behavior.
- Excellent communication, leadership, and organizational skills.
- Proficiency in CRM platforms, digital marketing tools, and analytics.
