- SUMMARY** Maintains the properties and facilities by performing the following duties, as well as many related duties that are not listed.
- ESSENTIAL DUTIES AND RESPONSIBILITIES** include the following. Other duties may be assigned. Adheres to all safety requirements while operating any related equipment. Performs grounds keeping duties as needed. See job description for groundskeeper.
Repairs fences, gates, walls, and walks. Paints fences, outbuildings, and interiors as required. Remodels offices and other areas as required. May require carpentry, electrical, flooring, and plumbing work. Maintains and makes repairs on equipment such as lawn mower, spreaders, snow removal equipment, and all grounds keeping equipment.
Cleans and replaces HVAC filters.
Replaces lights, switches, emergency lighting, etc. both indoor and outdoor, as well as some wiring needs.
Performs plumbing functions; clogged drains, new water lines, etc. Installs garbage disposals, toilets, ice makers and so on.
Performs minor roof and gutter repairs. May require working from a boom lift.
Moves furniture as needed.
Maintains outdoor recreational equipment. Installs related recreational structures.
Performs all miscellaneous tasks as assigned by the supervisor.
**QUALIFICATIONS**
Must be able to work from a boom lift, work in and around water
**EDUCATION and/or EXPIERENCE**
High school diploma or general education degree (GED); or six to twelve months related experience and/or training; or equivalent combination of education and experience.
**LANGUAGE SKILLS**
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to other employees of the organization.
- MATHEMATICAL SKILLS** Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
- REASONING ABILITY** Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Valid Indiana driver's license.
**PHYSICAL DEMANDS**
While performing the duties of this job, the employee is frequently required to stand; use hands to finger, handle, or feel; and reach with hands and arms. The employee is occasionally required to walk; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The employee must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, and distance vision. While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to moving mechanical parts; high, precarious places; and vibration. The noise level in the work environment is usually loud.
