Position Description: The Director of Corporate Purchasing to lead and oversee all purchasing operations across our homebuilding divisions. This senior leadership role is responsible for strategic procurement, vendor and subcontractor relationships, cost control, and product development to ensure the efficient and cost-effective execution of our construction projects. The ideal candidate will bring a balance of high-level strategy and hands-on operational expertise to elevate our procurement processes nationwide.
This is an in-office role based in Alpharetta, GA.
Key Responsibilities:
Strategic Procurement & Cost Management
- Develop and execute purchasing strategies aligned with Davidson Homes' construction goals and market objectives.
- Lead the corporate purchasing team to source high-quality, cost-effective materials, supplies, and services for residential construction.
- Manage all costs associated with construction—including new home starts, budgets, and structural option pricing.
- Analyze cost trends and implement cost-reduction strategies, including expanded vendor rebate programs and labor rate optimization.
- Collaborate with division leaders and finance to support pricing strategy, margin analysis, and profitability forecasting.
Vendor & Subcontractor Management
- Identify, solicit, and negotiate with subcontractors and vendors to maintain a competitive and reliable trade base.
- Assign primary vendors to each community and establish clear labor and material agreements.
- Track and evaluate vendor performance on quality, delivery timelines, and compliance.
Product Development & Plan Management
- Lead all new product development initiatives from concept through construction documents.
- Serve as the primary liaison with architects, engineers, and estimating teams to maintain accurate plans and specifications.
- Oversee take-offs, structural option costing, and maintain all architectural and structural plans in the purchasing systems.
- Schedule and conduct prototype walkthroughs; manage plan revisions and updates across divisions.
Data & Inventory Oversight
- Maintain and manage accurate cost data, bids, and budgets in all purchasing systems.
- Monitor material usage, ensure optimal inventory flow, and minimize waste or overstocking.
- Provide monthly cost budgets and variance tracking reports to executive leadership.
Cross-Functional Collaboration
- Partner with construction, sales, estimating, and finance teams to align purchasing activity with community timelines and business plans.
- Facilitate permit-ready documents in collaboration with surveyors and engineers.
- Serve as the key resource for procurement best practices and innovations across the enterprise.
Team Leadership & Development
- Foster a culture of continuous improvement, collaboration, and accountability.
- Ensure training and development plans are in place to keep the team current on industry standards and procurement technology.
Minimum Education and Experience:
- Bachelor’s degree in Construction Management, Business, Supply Chain, or related field (preferred).
- 8 years of purchasing or procurement experience in residential homebuilding; multi-market or national experience is a plus.
- Strong understanding of construction materials, labor markets, building codes, and structural plan sets.
- Proven leadership in managing teams, large budgets, and vendor negotiations.
- Experience with ERP systems like NewStar and BuildPro.
- Exceptional analytical, negotiation, and communication skills.
- Ability to work in a fast-paced, cross-functional environment while balancing long-term strategic objectives.
