Brief Description
Maintenance Technicians perform general and minor maintenance duties in maintaining the building as assigned by the Building Coordinator. They are responsible for completing all general work orders related to units, communal areas, and exterior maintenance. As well as the performance of all preventative maintenance according to schedule.
Maintenance Technicians may occasionally be required to travel to nearby properties to help with occasional emergencies. Maintenance workers provide assistance to staff, visitors, and other employees as necessary.
Maintenance Technician will work with the Building Coordinator to ensure the grounds are attractive, orderly, and healthy. They are also responsible for the overall maintenance of the complex and all areas related to the day-to-day maintenance/operations of the community.

- Ensuring that fire extinguishers, hydrants, alarms, and emergency exits signages remains excellent working condition.
- Perform general maintenance tasks to avoid possible failures and malfunctions.
- Complete daily work assignments in a timely and accurate manner.
- Analyze repairs requests and troubleshoot them.
- Handle emergency maintenance request and repair as able.
- Stock adequate maintenance materials and equipment to avoid shortages and excesses.
- Maintain complete records of daily maintenance activities.
- Maintain work area to be clean, safe and organized.
- Operate maintenance equipment and supplies safely to avoid accidents.
- Maintain the maintenance tools and equipment in safe, clean and good working conditions.
- Adhere to company policies, safety regulations, and OSHA requirements.
- Performs other related duties as assigned.
- Physical endurance – The position of a Maintenance Technician is physically strenuous and requires the ability to stand, lift, climb, bend, push, pull, and kneel
- Communication skills –Maintenance Technicians need healthy interpersonal and communication skills to communicate solutions to members and follow up on work orders.
- Organizational skills – The ability to keep track of multiple work orders and repairs, while prioritizing emergencies, is essential for maintenance workers

Required Education And Experience
- One or more years of experience in maintenance work preferred
- High school diploma or its equivalent
- Solid understanding of a variety of minor repair techniques and tool operation
- Ability to work in a physically demanding job that includes lifting and standing
- Valid Driver’s License/Insurance
- Reliable Transportation to and from the worksite
