That requires decisive judgment on site suitability, direct engagement with permitting and construction challenges, vendor negotiation, and relentless execution on timelines. Concurrently, you will deconstruct each component of this process into repeatable, AI-enabled systems that minimize manual intervention and sharpen forecasting precision with each iteration.

What You Will Be Doing
- Conduct high-impact site assessments by confirming zoning compliance, permitting pathways, budget constraints, and schedule viability through systematic and AI-enhanced evaluation
- Manage several school construction projects concurrently, directing construction managers, clearing obstacles, and delivering on-schedule, on-budget launches
- Produce clear, actionable capital project proposals that bring stakeholders into alignment on scope, budget, and delivery approach
- Oversee vendor procurement, RFP processes, and contract negotiations with emphasis on execution speed, deliverable quality, and budget discipline
- Break down expansion processes into discrete operational units and implement AI-powered systems that reduce cycle times and enhance reliability
- Serving as a passive coordinator who waits for updates from contractors or external partners
- Focusing narrowly on a single stage (e.g., site identification or construction only) without accountability for the complete result
- Depending on informal, one-off methods that restart from scratch with each new site
- Passing issues upward without directly intervening to solve permitting, design, or construction challenges
- Consuming extended periods to align stakeholders without advancing toward a definitive decision

- Documented experience managing at least one complete real estate development or construction initiative from site acquisition through facility opening with full accountability
- Track record of overseeing multiple simultaneous builds or capital initiatives with direct ownership of schedules, coordination, and problem resolution
- Deep working knowledge of zoning regulations, permitting processes, construction execution, and vendor management, including the ability to interface directly with general contractors, design professionals, and regulatory bodies
- Proven capability to evaluate tradeoffs involving cost, schedule, and feasibility with transparent, quantifiable results
- Experience refining or organizing complex operational processes (e.g., permitting workflows, design coordination, construction delivery)
- Verified ability to decompose intricate workflows into structured, scalable systems and enhance them iteratively
- Track record of leveraging technology (AI or other platforms) to minimize manual effort, speed up decision cycles, or boost execution velocity
- Strong ownership orientation with comfort operating in uncertain environments and producing tangible results
- Readiness and capacity to travel up to 60% to active project sites nationwide and maintain on-site presence during pivotal development and launch phases
- Currently based in the US and authorized to work without requirement for visa sponsorship
