What You Will Be Doing
- Assess critical site decisions by confirming zoning compliance, permitting pathways, cost estimates, and timeline viability through structured and AI-supported analysis
- Manage multiple school construction projects at once, directing construction managers, clearing obstacles, and delivering on-time, on-budget launches
- Create clear, actionable capital project proposals that bring stakeholders into alignment on scope, budget, and delivery approach
- Drive vendor selection, RFP processes, and contract negotiations with an emphasis on velocity, quality, and cost discipline
- Break down expansion workflows into discrete work units and implement AI-powered systems that shorten timelines and increase predictability
- Serving as a passive status monitor awaiting contractor or partner updates
- Focusing on a single phase (e.g., site selection alone or construction alone) without accountability for the complete result
- Depending on manual, improvised processes that restart with each new site
- Passing along issues without directly addressing permitting, design, or construction challenges yourself
- Taking extended periods to align stakeholders when a decision needs to be made

Basic Requirements
- Demonstrated experience leading at least one real estate development or construction project from site identification through launch with complete ownership
- Experience overseeing multiple simultaneous builds or capital projects with direct accountability for schedules, coordination, and problem resolution
- Deep fluency in zoning, permitting, construction processes, and vendor coordination, with the capability to work directly with general contractors, architects, and regulatory authorities
- Proven ability to make tradeoff decisions balancing cost, schedule, and feasibility with clear, quantifiable results
- Experience refining or organizing complex operational workflows (e.g., permitting processes, design coordination, construction delivery)
- Proven ability to decompose complex workflows into structured, repeatable frameworks and refine them continuously
- Track record of applying tools (AI or other) to minimize manual effort, speed up decision-making, or enhance execution velocity
- Strong ownership orientation with the capability to function in uncertain environments and produce tangible outcomes
- Willingness and capacity to travel up to 60% to active construction sites nationwide and be present during critical development and opening stages
- Currently based in the US and authorized to work without requiring visa sponsorship
