Hands-On Property Manager – Water Mill, NY
Compensation: $120,000–$140,000 DOE, plus healthcare stipend
Schedule: Monday–Friday, 8:00 AM–4:00 PM (with flexibility and some weekends as needed)
A returning client, current PM is retiring. This is an immediate hire. Must be within a 30-minute drive. Only those who provide a brief cover note will be considered.
A private family residence in Water Mill, NY seeks an experienced, hands-on Property Manager to oversee all aspects of year-round estate maintenance and operations. The ideal candidate will have strong mechanical aptitude, excellent organizational skills, and a “no job too big or small” attitude. This is a long-term, full-time position for someone who takes pride in keeping a property running flawlessly and looking its best in every season.
Key Responsibilities
Hands-On Responsibilities
- Perform winter snow removal, including snow-blowing driveways and shoveling walkways.
- Manage all seasonal setup and breakdown, including extensive outdoor teak furniture and umbrellas.
- Handle summer landscaping details, including watering, deadheading, and maintaining flower beds.
- Maintain immaculate patios, lawns, and outdoor living areas throughout the year.
- Conduct leaf blowing, power washing, and lower-level window cleaning.
- Make light outdoor sprinkler adjustments as needed.
- Provide manual watering of potted flowers during summer weekends as necessary.
- Perform light plumbing and carpentry repairs independently.
- Remain on call for emergencies or special projects as needed.
- Seasonal touch-ups, including paint, hardware, finishes, and general upkeep.
Overseeing All Vendors
- Coordinate and manage all vendors and service providers, ensuring timely maintenance and quality workmanship.
- Supervise key systems including geothermal heating/cooling, saltwater pool, irrigation, and lighting.
- Conduct regular property inspections and proactively address issues before they escalate.
Other Duties
- Maintain and care for the classic car collection, including detailing, start-up schedules, and vendor coordination.
- Keep detailed maintenance logs of vendor visits, schedules, and equipment upkeep.
- Support occasional events or family visits, ensuring the property is pristine and guest-ready.
Qualifications
- Minimum 5 years of residential property or estate management experience.
- Proven ability to perform hands-on maintenance tasks.
- Strong working knowledge of mechanical, landscaping, and pool systems.
- Excellent communication, scheduling, and vendor management skills.
- Ability to work independently, anticipate needs, and maintain discretion.
- Local candidates preferred; familiarity with the Hamptons area is a plus.
Compensation & Schedule
