The ideal candidate possesses strong troubleshooting abilities, extensive hands-on experience with apartment maintenance, and a dedication to delivering exceptional resident service.
Responsibilities
- Lead and supervise daily maintenance activities within the community.
- Assign and prioritize work orders, preventative maintenance, and make-ready schedules.
- Troubleshoot, repair, and maintain HVAC systems, plumbing, electrical, appliances, carpentry, drywall, painting, and general building systems.
- Ensure vacant apartments are completed on schedule and meet quality standards.
- Respond to emergency maintenance calls, including participation in an on-call rotation.
- Conduct preventative maintenance inspections on building systems and community amenities.
- Maintain inventory of maintenance supplies, tools, and equipment.
- Coordinate with vendors and contractors for specialized repairs.
- Ensure all maintenance activities comply with OSHA, EPA, and company safety standards.
- Train and mentor maintenance technicians, fostering a safe and productive work environment.
- Assist with budget-conscious purchasing and cost control initiatives.
- Maintain accurate maintenance records and complete work orders promptly.
- Respond professionally to resident maintenance requests, delivering outstanding customer service.
- Minimum of 3 years of apartment maintenance experience, including leadership or supervisory roles.
- Strong knowledge of HVAC, electrical, plumbing, appliance repair, carpentry, and general maintenance.
- EPA Universal Certification is strongly preferred.
- CPO (Certified Pool Operator) certification is preferred or must be obtainable.
- Ability to diagnose and repair a wide range of maintenance issues independently.
- Experience with property management software (Yardi, Entrata, OneSite, RealPage, etc.) is a plus.
- Valid driver’s license and reliable transportation.
- Ability to lift up to 75 pounds and work in indoor and outdoor environments under varying weather conditions.
- Preferred experience includes preventative maintenance planning, team leadership, vendor coordination, project oversight, and inventory management.
