Project Manager / Assistant Project Manager (Residential Design-Build)

Construction Corps
Clearwater, FL Full Time
POSTED ON 7/27/2026
AVAILABLE BEFORE 9/26/2026

About Construction Corps

Construction Corps is a veteran-owned design-build general contractor headquartered in Clearwater, Florida. We self-perform framing, carpentry, and finish work, hold six in-house Florida licenses (general contractor, engineering firm, electrical, plumbing, mold remediation, and mold assessment), and run every project through JobTread. We build high-end residential remodels, additions, and new construction across Pinellas, Hillsborough, and Pasco counties.

We are hiring for Production. Depending on your experience, you come in as a Project Manager or as an Assistant Project Manager on the training track. Same system, same standard, different starting point.

The Role

The Project Manager sits in Production and reports to the Production Director. You take handoff from Pre-Production and own the project from contract assimilation through client sign-off.

Your job in one sentence: turn a sold contract into a delivered product that matches the contract exactly, passes every inspection, finishes on or ahead of schedule, and protects or improves projected gross margin.

We have a written standard for how this seat is run, called the Project Manager Hat. You will be trained on it, measured against it, and expected to run it.

Two entry points:

  • Project Manager. You have run residential jobs start to finish. You carry your own slate after onboarding.
  • Assistant Project Manager (training track). You have field or coordination experience but not the PM reps yet. You start supporting active projects alongside an experienced PM, run the same system under supervision, and take on jobs of your own as you prove you can hold the standard.

This is not a paperwork seat at either level. You are expected to walk your jobs, know your numbers cold, and hold trade partners and internal teams to the plan.

What Success Looks Like

A project is complete when it:

  • Matches the signed contract exactly
  • Meets company quality standards
  • Passes all required inspections
  • Is delivered on or before schedule
  • Is delivered within approved cost targets
  • Preserves or improves projected gross margin
  • Is fully documented in JobTread
  • Is signed off by the client and ready for turnover

If any one of those is missing, the project is not finished.

How You Are Measured

  • Primary: milestone and change order dollars invoiced, with work performed to standard, client given advance notice, and the file turned over clean to accounting
  • Secondary: gross margin per project

Numbers are graphed weekly. Numbers are senior to opinion.

What You'll Do

Assistant PMs run these functions under supervision and take them over as they demonstrate command of the system.

Contract Assimilation

  • Read the full contract on assignment and extract scope, exclusions, and allowances
  • Cross-check contract against plans and identify scope gaps before mobilization
  • Flag long-lead risks immediately
  • Confirm timeline commitments in writing (assumptions are not permitted)

Scope Structuring and Trade Buyout

  • Break scope into trade packages, group by trade, sequence by production flow
  • Separate rough-in and finish phases and identify omissions
  • Conduct trade walks and require written bids (3 competitive bids minimum, 5 preferred)
  • Verify scope completeness, inclusion and exclusion clarity, budget alignment, manpower capacity, and schedule commitment
  • Negotiate the lowest sustainable number that guarantees delivery, inside executive-set margin targets
  • Escalate for written approval when projected margin drops below threshold (scope is never cut to force margin)

Schedule Control

  • Own the Gantt in JobTread as the live operating instrument of the project
  • Update it in real time when start dates move, durations shift, inspections fail, dependencies change, or sequencing adjusts
  • Hold final sequencing authority under Production Director oversight
  • Keep procurement and selections aligned to the schedule so lag never becomes delay

Selections and Materials Coordination

  • Set selection deadlines tied to the schedule and enforce them
  • Verify selections are in scope, work with existing conditions, and carry written approval
  • Identify long-lead items early, confirm POs are placed, and confirm deliveries align to the Gantt
  • Adjust sequencing when procurement risk shows up

Change Order Control

  • Identify scope changes in the field and document them immediately
  • Price before execution, approve in writing, log in JobTread, and adjust the schedule
  • No verbal scope changes are recognized, and no unbilled work

Client Communication

  • Serve as primary point of contact during production
  • Run one scheduled client update per week (call, video, or site meeting) covering work completed, upcoming work, schedule status, pending selections, pending change orders, and open issues
  • Post a written summary in JobTread immediately after each update and send it to the client
  • Escalate disputes early, not late

Site Presence, Quality, and Scope Enforcement

  • Walk every active job weekly at minimum
  • Verify work matches scope, plans, and approved selections
  • Hold trades to full contracted scope with no omissions and no unapproved substitutions
  • Enforce cleanliness, material storage, end-of-day site security, and safety compliance in real time

Inspections and Compliance

  • Own all required inspections: municipal, county, state, private provider, and specialty
  • Verify the work phase is complete and matches approved plans before calling an inspection
  • Meet inspectors on site or run inspections through approved private provider platforms
  • Document submittals and results, assign corrections, schedule reinspection, and update the Gantt

Closeout

  • Walk the job with the client and build a finalized punch list
  • Get client sign-off on the list, drive it to zero, and get sign-off on completion
  • Deliver warranty documentation and the closeout package
  • Collect final payment and retainage, then complete the project debrief

What We're Looking For

For the Project Manager seat

  • 5 years managing residential construction projects (remodels, additions, or custom new construction)
  • Working knowledge of Florida Building Code and Pinellas, Hillsborough, and Pasco permitting
  • Proven ability to buy out trades, manage budgets, and control change orders
  • Comfortable running a schedule and holding people to it

For the Assistant Project Manager seat

  • 2 years in residential construction in a field, coordination, or assistant PM role
  • Enough site knowledge to tell whether work matches the plans
  • Organized, and able to keep a written record without being chased for it

Both seats

  • Clear, direct written and verbal communication, and the discipline to document it
  • Willing to be on job sites in Florida weather, not behind a desk
  • Comfortable with software and willing to learn a system exactly as it is taught
  • Proficiency with construction project management software (JobTread experience a plus, we train on our setup either way)
  • Valid Florida driver's license and reliable transportation

Preferred

  • Experience with design-build delivery
  • In-house trade experience (framing, carpentry, MEP coordination)
  • Familiarity with Pinellas, Hillsborough, or Pasco permitting
  • OSHA 10 or 30
  • Veteran or military background

Training and Onboarding

You will not be handed a login and told to figure it out. We train you on our system before you carry a job.

JobTread platform training

  • Job setup, cost codes, and budget structure
  • Gantt building, dependencies, and real-time schedule updates
  • Estimates, subcontractor bids, purchase orders, and buyout
  • Change order creation, pricing, approval routing, and logging
  • Daily logs, photo documentation, and client communication threads
  • Draw milestones, invoicing, and reporting

Construction Corps system training

  • The Project Manager Hat: our written standard for how the seat is run, what the finished product has to be, and how performance is measured
  • Contract assimilation: scope, exclusions, allowances, and plan cross-check
  • Trade buyout and bid analysis standards
  • Change order checklist and the no-verbal-changes rule
  • Weekly client update format and documentation standard
  • Inspection workflow, private provider process, and local permitting by jurisdiction
  • Punch list and closeout procedure through client sign-off
  • AI job chat setup and use for project reference

Onboarding structure

  • Ride-along and shadow period with the Production Director and an experienced PM
  • Phased job assignment as you take over the system
  • Weekly production meetings and stat review

Compensation and Pay Progression

We start everyone at a training rate regardless of resume, because our system is specific and we want you running it our way before you carry full load. The rate is not where it stays.

  • Start: $25.00 - $30.00 per hour, depending on experience and entry level
  • 90-day review: formal performance and pay review against the Project Manager Hat standards
  • Ongoing: rate reviewed as you take on more jobs, hit your invoiced milestone stat, and hold gross margin
  • Senior PM track: salaried role with a step up in base and bonus weighting

We will put the review dates and the criteria in writing on your first day. You will know exactly what moves the number.

Advancement is based on your ability to run the Hat without supervision, not on time served.

Pay: $25.00 - $30.00 per hour

Benefits:

  • Dental insurance
  • Health insurance
  • Vision insurance

Work Location: In person

Salary : $25 - $30
