Job Title: Regional Property Manager – Affordable Housing (LIHTC & Project-Based Section 8)
Position Summary
The Regional Property Manager is responsible for the operational, financial, and compliance performance of a portfolio of affordable housing communities, including LIHTC and Project-Based Section 8 properties. This role provides leadership to on-site teams, ensures regulatory compliance, and drives asset performance while maintaining high standards of resident satisfaction and property integrity.
Key Responsibilities
- Oversee day-to-day operations of a regional portfolio of affordable housing assets, ensuring properties meet financial, occupancy, and operational goals.
- Ensure full compliance with LIHTC, HUD, and Project-Based Section 8 regulations, including income certifications, recertifications, audits, and reporting requirements.
- Monitor property performance through financial reporting, budget variance analysis, and KPI tracking; implement corrective action plans as needed.
- Develop, implement, and manage annual operating budgets and capital improvement plans in collaboration with asset management and ownership.
- Supervise, train, and mentor Property Managers and on-site teams, fostering a culture of accountability, compliance, and high performance.
- Lead property audits and inspections, ensuring readiness for state agency reviews, investor audits, and HUD inspections (REAC/NSPIRE).
- Partner with compliance teams to ensure accurate file reviews, lease-up strategies, and adherence to affordability restrictions.
- Drive occupancy and leasing performance by implementing effective marketing and outreach strategies aligned with affordable housing guidelines.
- Oversee vendor relationships, contract negotiations, and service delivery to ensure cost efficiency and quality property maintenance.
- Support acquisition, disposition, and repositioning efforts, including due diligence and transitions for new affordable housing assets.
Qualifications
- Bachelor’s degree in Business, Real Estate, or related field (or equivalent experience).
- 5 years of property management experience with at least 2 years overseeing affordable housing portfolios.
- Strong knowledge of LIHTC, HUD, and Project-Based Section 8 programs.
- Experience with compliance software (e.g., Yardi, RealPage, OneSite) and financial reporting tools.
- Proven ability to manage multiple properties and teams across a regional portfolio.
- Strong leadership, communication, and problem-solving skills.
- Certifications such as HCCP, COS, or CPM preferred.

Salary : $115,000 - $135,000
