What are the responsibilities and job description for the Regional Property Manager position at Emlin Group?
Key Responsibilities
- Oversee daily operations for multiple properties across four states
- Develop and enhance property management policies and procedures
- Hire, train, mentor, and supervise Property Managers and site staff
- Maintain extensive knowledge of the Project-Based Section 8 program and ensure compliance with HUD and all federal, state, and local regulations
- Oversee Section 8 renewals and ensure timely completion of Rent Comparability Studies
- Monitor financial performance, including budgets, forecasts, and reporting
- Support maintenance operations and capital improvement projects
- Conduct regular property inspections to maintain quality standards
- Implement leasing and marketing strategies to maintain strong occupancy
- Analyze market conditions and trends to support operational decisions
- Address resident concerns and lead retention and customer service initiatives
- Ensure Wellness Programs are implemented and maintained
- Review and negotiate vendor contracts and service agreements
- Review commercial lease terms as applicable
- Maintain safety and security standards across properties
- Provide input on interior finishes, upgrades, and design decisions
- Bachelor’s degree in business, Real Estate, or related field
- CPM designation preferred
- 10 years of property management experience, including multi-site oversight
- Affordable Housing experience required
- Strong knowledge of Project-Based Section 8 and HUD compliance
- Yardi experience a plus
- Proven leadership and team development skills
- Strong financial and project management experience
- Knowledge of property management legal requirements and local market conditions
- Strong communication, organizational, negotiation, and problem-solving skills
- Proficiency in Microsoft Office and high attention to detail
- Ability to work independently, manage multiple priorities, meet deadlines, and remain flexible under pressure
- Ability to travel within assigned states and maintain a valid driver’s license
