What are the responsibilities and job description for the Commercial Sales Executive (Commercial Maintenance) position at Confidential?
Commercial Sales Executive (Commercial Maintenance)
Location: Snohomish & King County, WA (local presence required)
Industry: HVAC & Building Services
Status: Full-Time | Commercial Sales & Portfolio Growth
Compensation: $120,000 – $250,000 Year 1 (uncapped earning potential)
About Us:
We are not a typical HVAC company.
We operate with a focus on execution, ownership, and long-term growth — not short-term wins. Our team is built around individuals who take accountability, communicate clearly, and follow through every time.
This role is not about closing one-off deals. It is about building something that compounds — a commercial client portfolio that generates recurring revenue and long-term income.
What This Role Is:
This is not a traditional sales position.
You are building and owning a commercial client portfolio.
You will:
- Build relationships with property managers, facility managers, and owners
- Convert those relationships into maintenance agreements (recurring revenue)
- Expand those accounts into service, repair, and replacement opportunities
- Grow a book of business that pays you year over year
HVAC is the entry point — the long-term goal is to own the full maintenance relationship across each property and portfolio.
What You’ll Do:
- Prospect and build relationships daily
- Run in-person meetings with property managers and owners
- Identify gaps, risks, and inefficiencies in building maintenance
- Sell maintenance agreements as the foundation of each account
- Follow up consistently until deals are closed
- Maintain a clean, accurate pipeline
- Ensure what is sold is executed properly
- Communicate daily with internal teams and clients
Expand accounts into:
- Service
- Repairs
- Long-term system planning
What Winning Looks Like:
- You consistently sign new maintenance agreements
- You expand single buildings into multi-property portfolios
- You generate recurring service and repair revenue
- Your pipeline moves efficiently from conversation → agreement → execution
- Your book of business grows every month
- Your income compounds every year
How You Operate:
- You own your results.
- You follow up until the deal is closed
- You track your numbers daily
- You protect margin on every deal
- You take full accountability for your pipeline and performance
- You do not rely on discounts to win business
Core Values:
Clear Communication
- Say the hard thing early. No surprises. No hidden issues.
Relentless Consistency
- Follow up. Do the work. Every day.
Confident Ownership
- You own your accounts, your numbers, and your outcomes.
What You’ve Likely Done Before (Qualifications):
- Experience in commercial sales, B2B, or relationship-driven environments
- Familiarity with property managers, engineers, and ownership groups
- Ability to generate your own opportunities and pipeline
- Comfort closing deals independently
- Strong follow-up and pipeline management skills
This Will Not Be a Fit If:
- You rely on inbound leads or order-taking
- You avoid follow-up or difficult conversations
- You need constant direction or structure
- You prefer transactional sales over long-term relationship building
- You blame pricing, leads, or operations for performance
