Commercial Real Estate Agent – Multifamily Investment Sales

Position Summary
We are seeking a motivated, analytical, and relationship-focused Commercial Real Estate Agent specializing in multifamily investment sales. This role is ideal for someone passionate about investment real estate, financial modeling, and building long-term relationships with property owners, developers, and investors. The agent will source opportunities, analyze deals, and manage transactions for multifamily assets ranging from small value-add buildings to larger institutional properties.
Key Responsibilities1. Business Development & Deal Sourcing
- Proactively identify and pursue new leads through prospecting, direct outreach, networking, and research.
- Build and maintain strong relationships with multifamily owners, investors, developers, lenders, and property managers.
- Create and execute a personal business plan focused on sourcing new listings and clients.
- Attend industry events, property tours, conferences, and community meetings to increase market presence.
2. Investment Analysis & Advisory
- Underwrite multifamily properties using rent rolls, T-12s, expense statements, and sales comps.
- Prepare valuation models, IRR analysis, cap rate calculations, and investment projections.
- Produce broker opinions of value (BOVs), offering memorandums, and investment packages.
- Advise clients on acquisition, disposition, and portfolio strategy.
3. Transaction Execution
- Manage deals from listing to closing, including marketing, tours, negotiations, and contract coordination.
- Guide clients through due diligence: inspections, financial review, lender requests, and documentation.
- Coordinate with attorneys, title companies, lenders, inspectors, and third-party vendors.
- Maintain compliance and manage accurate records in CRM systems.
4. Market Intelligence
- Monitor local market trends, cap rates, rent growth, vacancy rates, and new development pipelines.
- Track sales comps, off-market opportunities, and investor activity.
- Provide clients with insights into submarket fundamentals, demographic shifts, and investment opportunities.
Qualifications
- Active real estate license (or ability to quickly obtain).
- 1–5 years of experience in commercial real estate, investment sales, multifamily, finance, or similar fields.
- Strong understanding of multifamily operations and investment principles.
- Highly proficient with Excel and comfortable reading financial statements.
- Strong communication, presentation, and negotiation skills.
- Self-starter with the ability to manage multiple deals simultaneously.
- Familiarity with CoStar, Crexi, LoopNet, and CRM systems preferred.
Preferred (Not Required)
- Experience in underwriting income-producing properties.
- Prior work in commercial lending, acquisitions, brokerage, or property management.
- Existing network of property owners or investors.
