LOCATION
Candidate will be responsible for the greater Columbus, OH metropolitan area territory. Infrequent travel to other metropolitan areas for project work could be necessary.
JOB SUMMARY
Part of the Property Management team, JREIG Maintenance Technicians are key members in customer service delivery. The Maintenance Technician is primarily responsible for ensuring all properties look their very best at all times and operate smoothly by performing a variety of tasks including: light electrical, carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed timely, with true quality, and to the Property Manager's specified requirements. Maintenance Technicians also frequently monitor and report contractor performance to management.
RESPONSIBILITIES
- Perform a variety of residential service repairs in a timely and professional manner.
- Maintain property grounds while onsite.
- Prioritize and complete work orders as needed within 48-hour service level objective.
- Complete property turns to ensure all units are make ready within five (5) business days.
- Perform Preventative Maintenance and update logs accordingly.
- Winter-snow removal-sidewalks as needed-Summer- water flowers as needed
- Check safety equipment is current and in stock.
- Consults with clients to understand the job assignment completely, requirements, and preferences.
- Explains approach or process to clients and provides cost estimates.
- Maintains inventory of supplies and materials; orders more as needed.
- Effectively conducts inspections of the properties and generates work scopes.
- Works in collaboration with the leasing team to develop and implement marketing strategies.
- Performs other related duties as assigned.
REQUIRED SKILLS / ABILIITES
- Ability to perform a variety of maintenance or repair tasks.
- Understanding of building codes and permitting requirements.
- Understanding of basic systems within buildings, such as electrical or plumbing.
- Ability to communicate clearly with clients.
- Ability to correctly and safely use a variety of tools as needed to complete projects.
- Basic mathematics skills.
- Understanding of basic building practices and procedures.

Requirements
EDUCATION AND EXPERIENCE
- High school diploma or equivalent highly preferred.
- Bonded or insured and licensed, as required by the state.
EXPERIENCE
- Customer service: 1 year (Preferred)
- Apartment leasing: 1 year (Preferred)
REQUIRED EQUIPMENT
- Must have a computer with an internet connection
- Reliable transportation
- Cell phone with camera for property inspections and video conferencing
PHYSICAL REQUIREMENTS
- Must be able to crawl and work in cramped spaces, climb, bend, stretch, stand, and traverse all areas of the building.
- Must be able to work in a variety of weather conditions.
- Must be able to lift up to 35 pounds at a time.
