Growing General Contractor is looking for a Project Superintendent with a minimum of 5 years experience in tenant improvement projects such as industrial, office, and medical projects.
JOB DESCRIPTION
Responsible for the timely completion of their assigned project(s) and shall provide overall on-site supervision and management for project or multiple projects. Oversees the daily construction activities at work site(s), including scheduling of workers, delivery of equipment and materials, and progress of the project. Works with architects, owners, contractors, subcontractors, and suppliers to complete project within the given budget and time frame. A wide degree of creativity and latitude is expected. May include driving within tri-county areas overseeing multiple project(s) on a daily basis. Able to run multiple interior build-outs or smaller projects simultaneously. Must be able to climb ladders, walk on uneven terrain, bend, reach, stoop and frequently lift up to 50 pounds. Position is management of subcontractors, but work with their own tools may be required for items such as installing fire extinguishers, toilet accessories, etc.
TYPICAL DUTIES:
- Supervises and is in charge of any workers in Contractor’s employ.
- Supervises and takes charge of all subcontractors’ forepersons. Coordinates the work of the various trades in the field.
- Expected to ensure the project stays on schedule. Time is ALWAYS of the essence.
- Continual contact with subcontractors to ensure coordination of the arrival and work forces on the projects(s).
- Issues requests for information, prepares material purchases, and coordinates needs to the Office.
- Prepares Daily Reports.
- Run and Document Daily Safety Meetings if Necessary
- Fully responsible for Quality Control.
- Sometimes working with tools for small items such as installing toilet accessories or hanging fire extinguishers, etc.
- Ensure completion of projects including sign-off of Punch Lists.
- Monitor/control construction through direct supervision and inspection subcontractors ensuring project is built on schedule, within budget, and in compliance with contractual agreement. Investigate potentially serious situations and implement corrective measures.
- Maintains a clean and orderly jobsite following established procedures all performed in a professional, businesslike atmosphere.
- Coordinates the delivery of all material(s).
- Is responsible for checking subcontractor’s work (including subcontractor layout).
- Maintains a rapport with the Owner, Architect, Engineer and all inspectors.
- Become familiar with all local building officials and inspectors. Call for and record all required inspections and the results.
SKILLS, KNOWLEDGE, QUALIFICATIONS, AND EXPERIENCE
Five years minimum experience in commercial construction, interiors and renovations.
Computer Literate and proficient with email.
Must be able to apply innovative and effective management techniques to maximize employee performance.
Must have reliable and feasible transportation. Personal vehicle use for work related activities such as picking up select materials, transporting items, etc.
Background checks will be conducted.
COMMENTS
Makes decisions and recommendations, which can greatly impact relationships with clients and profitability of projects managed. Acts without close supervision. Proven experience and judgment.
