What You’ll Do:

As the Transitions Specialist, you will play a critical role in integrating new communities into the Coastal Ridge portfolio while also providing operational leadership support across existing properties, when needed. In this role, you’ll coordinate property transitions, support acquisition due diligence, and partner closely with internal teams and external stakeholders to ensure new communities are positioned for success from day one.

When transitions are not actively underway, you will deploy to properties across the portfolio to provide operational leadership and stability—supporting teams, filling temporary leadership gaps, and helping communities maintain strong operational and financial performance.

Where You’ll Work:

Located in downtown Columbus, Ohio, our corporate offices overlook the Columbus Commons which plays host to over 200 events throughout the year. Enjoy the building’s fitness center and rooftop terrace with adjoining clubroom, and walk to some of the city’s best restaurants and downtown amenities.

This position is based in Columbus, OH and requires approximately 80% travel. While some travel may be local to the Columbus market, this role will support communities across the Coastal Ridge portfolio nationwide. When not traveling, this role will work from our downtown Columbus headquarters.

Travel assignments may range from short-term visits to multi-week operational support deployments, depending on business needs.

What You’ll Own:

  • Coordinate property due diligence efforts including lease file audits, unit inspections, and on-site management interviews.
  • Support new property transitions both on-site and remotely, ensuring operational readiness prior to takeover.
  • Serve as a key point of contact for internal departments, third-party clients, outgoing management teams, and transaction partners throughout the transition process.
  • Manage and track completion of deliverables outlined in the property transition checklist, ensuring timelines are met across departments.
  • Oversee setup and coordination of utility transfers, licenses, permits, and national vendor accounts for each transition.
  • Create, organize, and maintain the internal transition data room for current and future acquisitions.
  • Host and facilitate internal and external transition meetings, ensuring alignment across stakeholders.
  • Conduct market surveys and competitive analysis for acquisition properties and new management opportunities.
  • Partner with Operations leadership to analyze property performance and identify opportunities to optimize revenue, expenses, and operational processes.
  • When there is not an active transition or due diligence process, provide on-site operational support across the portfolio in roles including, but not limited to, Property Manager, Assistant Property Manager, and Leasing support.
  • Provide leadership and stability at communities experiencing staffing gaps, operational challenges, or special project needs.
  • Other duties and projects as assigned.

What You’ll Bring:

  • High school diploma or equivalent required; Bachelor’s degree in Business, Property Management, or related field preferred.
  • 3–7 years of progressive experience in multifamily property management, including at least 1 year in a Property Manager role.
  • Ability and willingness to travel approximately 80% of the time.
  • Experience with Entrata or comparable property management software preferred.
  • Strong working knowledge of Microsoft Excel, Word, and data management tools.
  • Experience in student housing or luxury conventional multifamily strongly preferred.
