Senior Construction Project Manager

CSP is partnering with a highly respected residential builder headquartered in Ellicott City, Maryland, specializing in custom homes, major renovations, additions, and historic restoration projects throughout the Mid-Atlantic region. The Senior Construction Project Manager will serve as a key leader within the organization, responsible for managing complex residential construction projects from preconstruction through final closeout. Acting as both a project leader and owner's representative, this individual will oversee project budgets, schedules, subcontractor relationships, client communications, and overall project execution while ensuring the highest standards of quality and customer satisfaction are maintained.

This role is ideal for an experienced construction professional who brings significant field experience, operates with an ownership mentality, and has the ability to effectively coordinate all project stakeholders. The successful candidate will be a hands-on leader capable of balancing technical expertise, problem-solving abilities, and relationship management while driving projects to successful completion.

Key Responsibilities:

Project Management & Project Delivery

• Manage residential construction projects from preconstruction through final completion and owner turnover.
• Develop, maintain, and actively manage project schedules in collaboration with field leadership and trade partners.
• Coordinate daily project activities to ensure work is completed safely, efficiently, and in accordance with project requirements.
• Identify and proactively resolve project challenges to minimize impacts on schedule, budget, and quality.

Trade Partner Coordination & Communication

• Serve as the primary point of contact for subcontractors and trade partners throughout all phases of construction.
• Coordinate scope requirements, sequencing, and scheduling activities across all trades.
• Lead project meetings and maintain clear communication among ownership, architects, consultants, field personnel, and subcontractors.
• Review and respond to RFIs while facilitating issue resolution among project stakeholders.

Preconstruction, Procurement & Contract Management

• Lead subcontractor buyout activities, negotiate contracts, and define scopes of work.
• Prepare and issue Requests for Proposal (RFPs) and support trade partner procurement efforts.
• Evaluate construction documents and identify opportunities to improve constructability, efficiency, and overall project performance.
• Develop value engineering recommendations and associated pricing analysis when appropriate.

Budgeting, Financial Management & Change Orders

• Develop and manage project budgets throughout the lifecycle of each project.
• Monitor project costs, forecast financial performance, and identify potential budget risks.
• Review, negotiate, and manage change orders while maintaining accurate project documentation.
• Ensure project financials remain aligned with established budgets and company objectives.

Quality Control & Project Closeout

• Maintain oversight of project quality and ensure work meets company standards and client expectations.
• Coordinate punch list completion, final inspections, owner walkthroughs, and turnover activities.
• Support warranty requests and post-construction client needs.
• Assist with final project documentation, closeout requirements, and bond release activities.

Qualifications:

• 10 years of progressive construction experience, preferably within residential, custom home, renovation, or related construction environments.
• Strong field-based construction background with experience as a Superintendent, Assistant Superintendent, Foreman, Lead Carpenter, or similar role preferred.
• Demonstrated experience managing multiple construction projects simultaneously.
• Ability to read and interpret civil, architectural, structural, and MEP construction documents.
• Experience with project scheduling, subcontractor management, contract negotiation, buyouts, and budgeting.
• Strong understanding of construction sequencing, building systems, and field operations.
• Excellent communication, leadership, and problem-solving skills.
• Ability to work independently while effectively collaborating with clients, architects, field teams, and trade partners.
• Experience with truss systems, project closeout processes, and value engineering initiatives is a plus.
