Maintenance Foreman

Supervises and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and maintaining grounds.

Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings. Directs workers engaged in ground maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse. Initiates requisitions for tools, equipment, and supplies. Inspects completed work for conformance to blueprints, specifications, and standards. Establishes or adjusts work procedures to meet schedules. Suggests changes in working conditions and use of equipment to increase efficiency of work crew. Analyzes and resolves work problems, or assists workers in solving work problems. Maintains time records. Confers with other supervisors to coordinate activities of individual departments. Performs activities of workers supervised. Other duties may be assigned.

SUPERVISORY RESPONSIBILITIES

Directly supervises 2 to 10 employees in the Facilities Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATIONAL REQUIREMENT

One year certificate from college or technical school; or one and one-half years related experience; or equivalent combination of education and experience.

EXPERIENCE REQUIREMENT

An additional three years experience in maintenance is required.

CERTIFICATES, LICENSES, REGISTRATIONS

Must possess a valid driver's license with a driving history verified through a motor vehicle report that meets requirements for Cherokee Nation underwriting rating. Any technical license or certificate is preferred.

Must possess a general knowledge of building and grounds maintenance and cost repairs.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel objects, tools, or controls. The employee frequently is required to stand, walk, and talk or hear. The employee is occasionally required to sit, reach with hands and arms, and climb or balance. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

WORK ENVIRONMENT

While performing the duties of this job, the employee frequently works in outside weather conditions. The employee occasionally works in high, precarious places and is occasionally exposed to wet and/or humid conditions and risk of electrical shock. The noise level in the work environment is usually moderate.
