What are the responsibilities and job description for the Commercial Cleaning Contractor (Independent Cleaning Businesses) position at Cheerful Cleaning?
About Cheerful Cleaning
Cheerful Cleaning is a Portland commercial cleaning company. We clean offices, medical and therapy practices, condo and HOA common areas, and short-term rentals. Every clean ends with before-and-after photos sent to the client. Most companies hope nobody looks too closely at the work. We built ours on people looking.
We're looking for independent cleaning businesses, and experienced cleaners who run their own business, to take on commercial janitorial work as subcontractors. You run your business. We find the clients, agree the scope and price with them, and handle scheduling, billing and follow-up.
What the work looks like
- Commercial cleans at recurring sites: evenings and early mornings for offices and practices, daytime turnovers for short-term rentals
- A written scope for every site, agreed with the client in advance, so "done" means the same thing to everyone
- Before-and-after photos from your phone at every visit. The photos are what the client sees, and they're how good work gets noticed.
- You choose the jobs that fit your schedule, and you're free to keep and grow your own clients
Typical tasks
- Dusting, vacuuming, mopping and trash and recycling removal
- Cleaning and restocking restrooms and break rooms
- Disinfecting high-touch surfaces: door handles, light switches, counters, shared equipment
- Spot-cleaning glass and interior windows
- Short-term rental turnovers: kitchens, bathrooms, linens changed on site
Each site's written scope says exactly what's included, so you're never guessing.
What you'll need
- An established cleaning business, registered in Oregon (an LLC or a registered business name), and a W-9
- Your own general liability insurance at $1,000,000 per occurrence or more, naming Cheerful Cleaning LLC as additional insured. If you don't carry it yet, we'll point you to where cleaning businesses usually get it.
- Commercial cleaning experience, ideally in offices or medical settings
- Your own equipment and supplies
- Safe, responsible use of cleaning chemicals and the right protective gear for the job
- Good, professional communication with clients and their staff
- Able to stand, bend and lift up to 25 lb throughout a visit
- Reliable transportation within Portland
- A smartphone for photos and job details
- A signed subcontractor agreement before your first job
What you get
- Recurring sites rather than one-off gigs, growing as our client list grows
- Clients who have agreed the scope and price before you arrive, so there's no haggling at the door
- Paid for every completed visit, by direct deposit
- A company that handles the client relationship, so you can focus on the work
Pay: $26.64 - $32.08 per hour
Expected hours: 6.0 – 40.0 per week
