Key Responsibilities of the Senior Property Accountant
Third-Party Property Management & Asset Management Partnership (75%)
- Lead coordination and financial review with third-party property management companies, ensuring timely and accurate owner reporting.
- Serve as the primary accounting contact between internal Asset Management professionals and external property management teams.
- Review financial statements, operating reports, account reconciliations, and supporting schedules within third-party accounting systems.
- Analyze financial results and investigate accounting variances, discrepancies, and unusual activity.
- Partner with Asset Managers and property management teams to research issues, propose corrections, and drive resolution before reporting deadlines.
- Maintain consistent communication regarding financial results, accounting policies, reporting requirements, and close timelines.
- Monitor reporting deliverables and proactively resolve issues to keep financial processes on track.
- Provide operational accounting support across multiple property and ownership structures.
- Oversee the month-end close process for assigned property entities.
- Review property-level financial statements and supporting documentation prior to internal reporting.
- Ensure financial information is complete, accurate, and submitted according to required deadlines.
- Support REIT and corporate accounting reporting requirements as needed.
- Perform account reconciliations and detailed financial reviews.
- Conduct variance analysis and compare current-period financial activity to prior month and prior year trends.
- Utilize Excel to identify outliers, research discrepancies, and validate financial results.
- Support process improvements that enhance reporting accuracy and efficiency.
Must-Have Skills & Experience
- Established property accounting experience within real estate, property management, association management, or a related environment.
- Strong understanding of GAAP and full-cycle month-end close processes.
- Demonstrated experience working with both internal stakeholders and external service providers.
- Hands-on proficiency with Yardi.
- Strong Excel skills, including Pivot Tables, VLOOKUP/XLOOKUP, reconciliation schedules, and financial analysis.
- Excellent organizational, analytical, and problem-solving abilities.
- Strong verbal and written communication skills.
- Commercial real estate accounting experience.
- Experience working for a third-party property management company or an ownership group overseeing third-party managers.
- REIT accounting exposure.
- Bachelor's degree in Accounting, Finance, or a related field (flexible based on experience).
