The Construction Superintendent is responsible for the day-to-day field operations of an affordable multifamily housing development in Cape Coral. This role oversees self-performed trades, subcontractors, and site logistics to ensure the project is delivered on schedule, within budget, and in compliance with all quality, safety, and regulatory requirements. Experience with Florida building codes, affordable housing programs, and multifamily construction is essential.
Key Responsibilities:
Field Operations & Project Execution
- Manage all on-site construction activities from mobilization through certificate of occupancy
- Coordinate and supervise self-performed trades (concrete, framing, drywall, finishes, etc.)
- Schedule and direct subcontractors, suppliers, inspectors, and consultants
- Maintain daily production schedules and ensure adherence to the master project schedule
- Lead daily huddles and weekly coordination meetings
Affordable Housing Compliance
- Ensure compliance with affordable housing requirements (LIHTC, HUD, SHIP, or local housing authority standards as applicable)
- Coordinate unit inspections, punch lists, and documentation required for funding sources
- Maintain proper separation and tracking of cost-eligible work where required
Quality Control
- Enforce construction documents, specifications, and approved submittals
- Conduct regular inspections of self-performed work and subcontractor work
- Manage punch list completion and turnover standards
- Ensure consistency across units and buildings
Safety Management
- Enforce site-specific safety plan and OSHA requirements
- Conduct regular safety meetings and site inspections
- Maintain clean, organized, and hazard-free jobsite
Scheduling & Reporting
- Prepare and maintain look-ahead schedules (2-week and 6-week)
- Track labor productivity for self-perform crews
- Submit daily reports including manpower, work completed, inspections, and issues
- Coordinate with project management on procurement and long-lead items
Coordination & Communication
- Serve as the primary on-site point of contact for ownership, inspectors, and municipalities
- Coordinate inspections with the City of Cape Coral and Lee County as required
- Work closely with the Project Manager on RFIs, change events, and cost controls
Site Logistics & Materials
- Manage deliveries, staging, storage, and site access
- Protect completed work and maintain sequencing efficiency
- Ensure materials are properly installed and stored to prevent damage
Required Qualifications
- Minimum 5 years of superintendent experience in multifamily construction
- Prior experience working for a self-performing general contractor or developer
- Strong knowledge of Florida Building Code, local inspections, and permitting
- Experience with affordable housing projects (LIHTC preferred)
- Ability to manage multiple buildings and crews simultaneously
- Proficient with construction scheduling and reporting tools (Procore or similar preferred)
Salary : $100,000 - $120,000
