Summary :
The Building Maintenance Technician I position provides preventative maintenance and repair of plumbing, electrical, mechanical, and HVAC equipment in Casper College facilities including student quarters.
Responsibilities :
The Building Maintenance Technician I position is responsible for the safe and routine operation of the building systems for Casper College facilities.
Specific responsibilities include maintenance and repair of plumbing, electrical, mechanical, and HVAC equipment. These duties are performed under the direction of the Building Maintenance Technician II and Building Maintenance Operations Supervisor in accordance with all applicable codes, regulations, ordinances, laws and safety procedures.
Essential Duties :
- Perform installation, maintenance, and repair associated with the general upkeep of the facilities of the College.
- Perform preventative maintenance, inspections, service, and repairs on equipment associated with heating, plumbing, ventilating and HVAC systems on College facilities.
- Maintain an accurate record of the filters used in each piece of equipment, the dates the filters were replaced, and the repairs made to each piece of equipment.
- Inspect, clean, lubricate, and replace belts as needed on all exhaust fans and air handling equipment on a monthly basis.
- Inspect and clean all HVAC and associated equipment as needed.
- Maintain clean and orderly mechanical rooms.
- Inform the Building Maintenance Operations Supervisor or designee of any potential problems or future failures that may occur or relate to the proper operation of heating, plumbing, cooling, and ventilating systems.
- Remove snow and ice from steps, sidewalks, and entries; apply ice melt.
- Ensure that all specific instructions for work orders are conformed to, return work orders with material usage noted on individual work orders.
- Carry and respond to College provided cell phone; carry and utilize a two-way radio while working.
- Report concerns, hazardous conditions, and injuries / accidents to supervisor or designee.
Work Environment :
The normal work environment is in student quarters, offices, classrooms, labs and mechanical spaces requiring normal to heightened safety precautions.
The typical work schedule is 6 : 00 A.M. to 2 : 30 P.M. Monday through Friday. Noise levels are usually normal to moderate;
occasionally being loud requiring hearing protection. Requires daily work inside and outside in extreme cold, wet or hot areas around HVAC chemicals.
Requires daily work climbing ladders, working in high areas, rooftops, crawl spaces, mechanical rooms, and confined areas with heavy tools and equipment.
Must maintain critical availability for emergency repairs especially during extremely cold weather as safety becomes a factor.
May be called back after hours, on weekends, and holidays for emergencies, special assignments, snow removal and / or any other activity which requires the position's presence on campus and / or at the assigned work station.
Call back assignments are at the discretion of the Building Maintenance Operations Supervisor or designee.
Physical Demands :
- While performing the duties of this job, the employee is frequently required to walk; use hands to finger, handle, or feel;
- and reach with hands and arms. The employee is required to stand; sit; climb or balance; stoop; kneel; crouch; or crawl;
and talk; or hear. The employee must frequently lift and / or move up to 50 pounds and occasionally lift and / or move up to 100 pounds.
Specific vision abilities required by this job include; those needed to operate College vehicles and equipment, see close-up, differentiate color, have peripheral vision and depth perception.
Minimum Qualifications :
- High School Diploma or equivalent
- Minimum of one year general building maintenance work experience
- Previous experience performing plumbing, electrical, heating, or carpentry maintenance
- Able and willing to perform physical labor for full shift (8 hours), and occasionally for more than a full shift (over 8 hours)
- Ability to follow relevant policies, procedures, instructions, and safety standards and work safely with equipment, vehicles and machinery
- Ability to operate general office equipment such as computer, printer, scanner, fax machine, and photocopier
- Effectively organize and prioritize assigned work.
- Maintain a professional, effective and collegial working relationship with co-workers, the public and all campus constituent groups communicating effectively both verbally and in writing.
- Ability to safely use hand and power tools
Desired Qualifications :
- Associate’s Degree from an accredited institution or completion of a relevant trade or technical program
- Experience working with HVAC systems equipment and controls
- Knowledge of local, state, OSHA, ADA, EPA, and other applicable industry safety standards
- Experience working with mechanical, electrical, and computer-controlled equipment
Licenses / Certificates :
Valid motor vehicle license at the time of hire and must obtain a Wyoming driver’s license within 30 days of hire. Must be insurable under the College’s insurance plan at the time of hire.
