Our client is a private, members-only club embarking on a series of capital improvement and community enhancement projects. Acting as the owner's representative, the organization is committed to delivering high-quality, cost-effective construction projects while maintaining strong relationships with residents, board members, and vendors.
Position Overview
We are seeking a hands-on Construction Manager to oversee a variety of small-to-medium-sized construction and renovation projects throughout the community. This is a highly field-oriented role focused on managing multiple projects simultaneously, including amenity upgrades, clubhouse improvements, pool houses, community buildings, and other common-area enhancements.
The Construction Manager will serve as the owner's on-site representative, coordinating subcontractors and vendors while ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards.
Key Responsibilities
- Oversee all on-site construction activities from project inception through completion.
- Manage permitting processes and coordinate with local authorities as needed.
- Supervise subcontractors, vendors, and service providers on a daily basis.
- Conduct routine site inspections to monitor progress, workmanship, and compliance with plans and specifications.
- Ensure all work adheres to applicable building codes, safety regulations, and community standards.
- Track project schedules, budgets, change orders, and project milestones.
- Provide regular project updates to leadership and community stakeholders.
- Resolve field issues, coordinate solutions, and address resident concerns professionally.
- Maintain detailed project documentation, including reports, photos, schedules, and compliance records.
- Assist with contractor bidding, proposal reviews, vendor selection, and contract administration.
- Promote and enforce a strong culture of jobsite safety.
Qualifications
- 5 years of construction management, superintendent, or owner's representative experience.
- Experience overseeing multiple small-scale commercial, hospitality, community, or residential projects.
- Strong background managing subcontractors and coordinating field operations.
- Solid understanding of construction methods, scheduling, budgeting, building codes, and quality control.
- Excellent communication, organizational, and problem-solving skills.
- Ability to work independently and professionally represent ownership in the field.
- Proficiency with Microsoft Office and construction management software.
- OSHA 30 certification preferred.
- Valid driver's license and clean driving record required.
Salary : $50 - $75
