The primary responsibility of this role is to maximize key financial and operational metrics, including but not limited to rent & fee collection, due diligence walks, property inspections, customer service initiatives, office management support as well as assist with implementation and adherence of company policies, procedures, and leasing strategies.
Essential Duties & Responsibilities
- Operations
- Conducts regular inspections of the property to:
- Ensure all aspects of building operations are in full compliance with company standards.
- Assists in the planning and implementation of capital projects within the guidelines of the approved budget.
- Ensure proper procedures are enforced to manage and monitor operating costs within established budgets.
- Remain knowledgeable of lease rates and comparisons with similar buildings in the marketplace.
- Complete property tours to prospective residents
- Continually assess company policies and procedures relating to building management standards, making recommendations to leadership for revisions.
- Review lease applications for accuracy and approval
- Maintain accurate resident records and periodically audit files
- Communication
- Proactively reach out to residents regarding delinquency and communicate late notices, eviction notices, etc. Must adhere to company best practices if rent is not received on time.
- Demonstrate company commitment to quality and service through developing and maintaining relationships with residents and providing positive, prompt responses and solutions to resident needs.
- Promote and secure resident retention by working directly and communicating with Resident Services Coordinator.
- Keep department supervisors and their team members up to date on any matters of significant interest.
- Conduct periodic property review meetings with Community Manager, Regional Managers, and department supervisors.
- Contributes to the development of other company properties.
- Continually review staffing requirements to ensure adequate staffing at assigned properties and maintain quality standards for positive and prompt responses to tenant needs.
- Organize training programs and ensures participation of property personnel.
- Supervise personnel performance evaluation programs, ensures compliance with approved procedures, and evaluates the value of such programs, making recommendations for process improvements.
- Strong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently.
- Excellent written and verbal communication skills, including writing reports, business correspondence, and procedural manuals.
- Ability to analyze and interpret lease agreements.
- Basic computer and software skills, including word processing, data entry and analysis, and presentation development.
- Familiarity with Yardi, BlueMoon, RentCafe and other property management software systems.
- Ability to appropriately prioritize and manage multiple requests at once.
- Organized, detailed, reliable approach to duties and communication.
- Consistently professional, collaborative, and responsive approach to customer service and interactions with colleagues.
- Excellent judgment and ability to ask for help in critical applications.
- Observance of and commitment to the highest professional ethical standards.
- Strong ability to supervise and direct large teams.
BASIC
- Bachelor’s Degree or equivalent experience
- 3-5 years of experience in the multi-family or hospitality industry.
- Must be able to provide proof of eligibility to work in the U.S.

SCHEDULE
- This position is full time. Working hours are during normal business hours with one weekend day required.

WAGES
- This position is paid an annual salary. Estimated Starting Salary Range: $70,000.00
- Exact salary is determined within the stated range by merit; seniority; production rate and/or quality; geographic location; education, training, and/or experience related to job duties and responsibilities; or travel required by the position.
- Potential additional compensation includes annual bonus.
