Commercial Title Proforma Specialist Responsibilities
- Prepare and manage commercial proformas weekly for multifamily, construction, and complex transactions
- Gather, review, and complete necessary documents for title insurance commitments
- Coordinate with underwriters and clients regarding endorsements and exclusions
- Review closing instructions and deliver executed documents to all transaction parties
- Finalize and maintain accurate settlement statements
- Ensure timely receipt and recording of all necessary documents
- Maintain accurate data and workflow updates in internal systems
- Collaborate with clients, lenders, and stakeholders to resolve title discrepancies
- Support general commercial title work when not focused on proformas
- Travel to headquarters in Pennsylvania for initial training
- 3–4 years of experience with a commercial title company or underwriter
- 80% experience in commercial real estate title transactions, East Coast preferred
- Proficient in handling exclusions and endorsements such as ALTA 9s, ALTA 28, and mezzanine financing
- Experience with multi-site transactions and construction loan proformas
- Strong understanding of title policy coverage, exceptions, and requirements
- Client-facing communication experience with underwriters and stakeholders
- Proficiency in preparing proformas and coordinating endorsements
- Strong working knowledge of SoftPro, Outlook, and document tracking systems
- Detail-oriented with excellent follow-up and deadline management
- Strong written and verbal communication skills
- Experience in mentoring or supporting team members is preferred
- Familiarity with transitioning systems is a plus
