πΌ What You'll Do
- Own the home sales experience for the community β prospecting, lead follow-up, showings, qualifying, and closing
- Build and lead a team grounded in respect, grit, collaboration, stewardship, and boldness
- Coach your team toward shared goals around occupancy, collections, home sales, and NOI
- Run regular one-on-ones with direct reports, coaching performance and tracking progress
- Manage your sales pipeline in HubSpot and keep every lead current
- Maintain home listings and their quality across listing platforms
- Protect a positive net operating income, managing vendor and staff spending closely
- Keep rent billed accurately and collected on time, executing legal notices and payment agreements when needed
- Keep the community's curb appeal sharp β manage grounds vendors and hit mystery shop standards
- Flag capital project needs to your Regional VP and coordinate vendor logistics for capital work

π What It Takes
- 2-4 years of experience in manufactured housing community management, home sales, or lot leasing
- A track record of hitting sales and occupancy targets
- Comfortable owning a P&L and reading NOI, collections, and occupancy reports
- Experience leading and coaching a small on-site team
- Familiarity with a CRM β HubSpot experience a plus
- Working knowledge of Fair Housing standards and state landlord-tenant law
- Strong follow-through with vendors and contractors on maintenance and capital work
- A knack for keeping a property looking its best
- Comfortable handling collections and delinquency conversations directly
- Quarterly bonus potential up to $2,500 ($10,000 annual max), tied to NOI and delinquency performance
