πΌ What You'll Do
- Lead a team of on-site direct reports β coaching, one-on-ones, and performance management across the community
- Partner closely with your community's dedicated sales team, keeping homes ready to show and clearing anything in their way
- Hit monthly and quarterly targets for net operating income, occupancy, and collections
- Own your community's contribution to full occupancy β keep homes and grounds ready to show and route every prospect to the right next step
- Track and protect a positive NOI, managing vendor and staff spending closely
- Keep rent billed accurately and collected on time, executing legal notices and payment agreements when needed
- Keep curb appeal sharp β manage grounds vendors and hit mystery shop standards
- Flag capital project needs and property risks to your Regional VP and coordinate vendor logistics for capital work
- Build a resident experience worth renewing β resolve tickets, keep ledgers accurate, and close out work orders within 48 hours
- Stay compliant with federal and state housing regulations, including Fair Housing standards

π What It Takes
- 3-5 years of experience in manufactured housing community management and operations
- Experience leading a team of several direct reports
- Comfortable reading and acting on NOI, occupancy, and collections numbers
- Working knowledge of Fair Housing standards and state landlord-tenant law
- Strong vendor management and follow-through on maintenance and capital projects
- A genuine resident-service mindset β you catch a problem before it becomes a complaint
- Experience partnering with a separate sales or leasing team is a plus
- Comfortable handling collections and delinquency conversations directly
- Quarterly bonus potential up to $2,500 ($10,000 annual max), tied to NOI and delinquency performance
