JOB DESCRIPTION
Summary / Objective
The Title Curative Paralegal is responsible for researching and resolving title issues and discrepancies that arise during the real estate transaction process. This role involves reviewing title evidence, curing title defects of record, and clearing all preliminary title reports, property reports, and judgment reports to ensure transactions are ready for closing.
Working closely with the Underwriting Counsel and Title Reviewers, the Title Curative Paralegal serves as a key resource in identifying and resolving complex title matters that require curative action. This is a nonexempt position requiring strong analytical skills, attention to detail, and a thorough understanding of real estate title law and documentation.

Title Research & Issue Identification

Research title issues and discrepancies using public records, courthouse databases, and the firm’s case management system.

Review preliminary title reports, property reports, and judgment reports to identify defects, liens, encumbrances, and other title concerns requiring resolution.

Analyze title evidence including deeds, mortgages, probate records, judgments, and easements to determine the nature and extent of curative needs.

Escalate complex or high-risk title issues to the Underwriting Counsel in a timely manner.
Title Curative & Clearance

Research and implement curative solutions to resolve title defects of record, including preparation of corrective deeds, affidavits, releases, and other required instruments.

Coordinate with lenders, attorneys, county offices, and other parties as needed to obtain documentation required to clear title.

Clear all preliminary title reports and judgment reports prior to closing in accordance with underwriter requirements and firm procedures.

Monitor open curative matters and proactively follow up to ensure timely resolution.
Data Entry & File Management

Enter accurate and complete title and curative data into the firm’s case management system.

Maintain organized and compliant curative files in accordance with firm procedures and underwriter guidelines.

Document all curative actions taken and update file status as matters progress to resolution.

Required Education and Experience

High school diploma or equivalent

Previous experience as a title reviewer, title abstractor, or in a title curative role

Demonstrated ability to research and interpret real estate title documents and records
Preferred Education and Experience

Paralegal degree or certificate

Previous experience in a law firm or real estate office

Associate’s or Bachelor’s degree in Paralegal Studies, Legal Studies, Business, or Real Estate

Experience with ResWare, SoftPro, or similar closing and case management software
