Job description:

We are looking for an enthusiastic and detail-oriented Rehab Project Manager to lead projects in Marion (Western) North Carolina from start to finish. As part of a dynamic and growing construction company, you will play a crucial role in the successful management of federally funded projects aimed at restoring communities. The ideal candidate will be a self-starter with a strong background in construction and experience managing all stages of the rehabilitation process, from initial site assessments to final project completion. This position requires exceptional organizational skills, technical expertise, and a passion for making a meaningful impact on the community.

Key Responsibilities:

  • Take full responsibility for all aspects of the rehab project, ensuring timely, efficient completion while meeting quality standards.
  • Ensure all work complies with federally funded program requirements, including approved scopes of work, change order procedures, and inspection milestones.
  • Prepare and maintain detailed project documentation, including change orders, permit records, inspection reports, photo documentation, and closeout packages.
  • Perform site walks to identify and document storm damage that requires repair.
  • Develop accurate estimates based on initial site assessments.
  • Prepare detailed documentation of the scope of work and identify long lead items.
  • Create detailed project budgets based on established pricing and trade-specific scopes of work.
  • Identify and assemble a team of qualified subcontractors for project execution.
  • Collaborate with the procurement team to obtain necessary materials, including long-lead items.
  • Manage the scheduling of subcontractors and AHJ (Authority Having Jurisdiction) inspections.
  • Confirm each project’s readiness for program inspections and ensure all requirements are met.
  • Oversee the closeout process, ensuring that all project components are completed and documented.

Qualifications:

  • Proven experience in construction management, preferably with a focus on disaster recovery or rehabilitation projects.
  • Familiarity with local building codes, regulations, and federal requirements related to disaster recovery projects.
  • Proven ability to coordinate and manage a team of subcontractors, ensuring high-quality work and adherence to schedules.
  • Ability to quickly identify issues and implement effective solutions to keep the project on track.
  • Excellent verbal and written communication skills, with the ability to work with various stakeholders, including clients, subcontractors, and government agencies.
  • Experience with Xactimate is strongly preferred but not required.
  • Proficiency with Microsoft Excel is strongly preferred but not required.
  • Proficiency with Company CAM is strongly preferred but not required.
  • Construction experience is required.
  • Strong organizational skills
  • Experience coordinating change orders, budget tracking, and subcontractor scopes of work.
  • Ability to manage multiple projects simultaneously while maintaining organization and attention to detail.

Work Environment:

  • Work is performed both in an office setting and at active construction sites.
  • Ability to work in various weather conditions as part of site assessments and construction oversight.
  • Frequent driving between active job sites is required.
  • Must be able to navigate uneven terrain, climb ladders, lift construction materials, and work in partially damaged structures.

Compensation and Benefits:

  • Competitive salary commensurate with experience.
  • Bonuses estimated at 10%-50% of salary

Job Type: Full-time

Pay: $65,000.00 - $80,000.00 per year
