Multi-Site Property Manager (Affordable Housing)

Location: Madison, WI

Salary: $65,000 – $70,000

We are seeking an experienced Multi-Site Property Manager to oversee multiple affordable housing communities in the Madison, WI area. This role requires a strong leader who can successfully manage operations, compliance, financial performance, and team oversight across a portfolio.

Key Responsibilities

• Oversee daily operations across multiple properties, ensuring consistency and performance
• Ensure full compliance with LIHTC and Fair Housing regulations
• Maintain all resident files in audit-ready condition, including certifications and recertifications
• Drive occupancy through leasing strategy, renewals, and marketing efforts
• Manage rent collections, delinquencies, and legal processes as needed
• Prepare and manage budgets, analyze variances, and oversee financial performance
• Partner with maintenance teams to ensure timely work orders, unit turns, and property standards
• Lead, coach, and support on-site teams across multiple locations

Qualifications

• 3 years of property management experience (multi-site and affordable/LIHTC required)
• Strong knowledge of affordable housing compliance and Fair Housing laws
• Experience with RealPage, OneSite, or similar property management software
• Proven experience managing budgets, reporting, and site performance
• Ability to manage multiple priorities, teams, and locations effectively
• Certifications such as HCCP, TCS, C3P, or CAM are a plus
