Plant Operations Director - Independent Living
We are seeking an experienced and skilled Plant Operations Director (POD) with a background in Independent Living to join our growing team of professionals at The Commons in Lincoln, a 33-acre Benchmark Senior Living CCRC community. The POD is primarily responsible for all maintenance, housekeeping and IT functions within the Independent Living community on campus. The POD of Independent Living will be expected to have a hands-on role in the maintenance operation, campus expansion, as well as manage administrative functions. This is a full time role reporting directly to the Campus Executive Director.
As the POD, you will use your maintenance skills to oversee vendors and sometimes perform various hands-on tasks including HVAC, electrical, carpentry and general maintenance. In addition, you will interact with the staff and 200 residents, regional team and oversee Independent Living staff, payroll, operational expenses including supply and capital expenditures.
Responsibilities
Coordinate people and tasks to accomplish repairs and alterations to buildings, equipment and systems
Provide technical support, product information, research, and quality assurance guidance
Establish and monitor a preventative maintenance program that will promote a sense of well-being and aesthetic appeal for residents and staff
Maintain OSHA (Occupational Safety and Health Administration) and fire code compliance
Manage the IT function in collaboration with regional IT team
Other maintenance functions as required
Requirements
Understanding of all applicable life safety regulations
Demonstrated experience and ability to run a successful maintenance, housekeeping and IT department, preferably in an independent living setting
Strong working knowledge of applicable building systems, including mechanical/electrical/plumbing with an emphasis on HVAC
Good communication skills
Previous supervisory experience
Diagnostic abilities and technical skills
Understand the practices surrounding proper handling of biohazardous waste
