Primary Purpose
The primary purpose of the Director of Maintenance position is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with current federal, state and local standards, guidelines, and regulations governing our campus, and as may be directed by the VP of Operations to assure that our campus is maintained in a safe and comfortable manner.
Duties and Responsibilities
- Responsible for the overall direction of the Maintenance Department.
- Monitor facility compliance with various codes (Including, but not limited to: NEC, NFPA, DOH, DPW) and correct violations as needed.
- Schedule fire alarm and sprinkler systems inspections and maintain accurate records for inspecting regulatory body(ies).
- Supervises staff regarding daily Maintenance work orders.
- Responsible for assisting in the recruitment and retention of all Maintenance staff.
- Counsel staff as needed.
- Maintain a productive working relationship with other department heads and supervisors. Forecast needs of the department.
- Assist the Vice President of Operations in preparing and planning the Maintenance Department’s Operating and Capital budgets and submit to the President and CEO and SVP Finance for review, recommendations and approval and present the annual budget proposal to the Finance Committee and Board of Directors.
- Maintain current written records of department expenditures and ensure that adequate financial records and cost reports are submitted to the Accounting Department upon request or as necessary.
- Assist in developing and monitoring adequate inventory control procedures. Coordinate monthly inventories for all supplies.
- Ensure compliance with applicable local, state and federal regulations through accurate, thorough, and timely record keeping. This includes maintaining the Safety Data Sheets book for respective departmental chemicals, inspection logs, fire testing, timekeeping etc.
- Maintain the required Life Safety Documentation for annual survey
- Design and ensure the implementation of preventive maintenance programs for various areas of the facility. Prepare reports of results of findings of preventive maintenance programs.
- Evaluate the performance of all staff members after 3 months of employment and then annually thereafter. Instruct employees in the safe use, care and maintenance of all equipment.
- Ensures that all employees consistently comply with Beaumont's employee handbook, department manual, policies and procedures. This includes Employee grooming, uniform, personal hygiene, and name tag standards. Conducts appropriate follow-up to monitor standards.
- Respond in a timely manner to resident complaints and resolve situations in a timely manner.
- Provide hands-on training of staff as needed and organize in-service training seminars for staff.
- Develop and maintain documented training schedules for all new employees.
- Write procedures for in-house fire drills and other disasters for employees.
- Conduct fire safety orientation classes and disaster drills as requested.
- Inspect completed staff assignments to ensure consistency with Beaumont Quality standards.
- Monitor the contracts of outside contractors and vendors to ensure compliance.
- Work with vendors to obtain proposals for contracted work
- Conduct daily safety inspections of the facility.
- Manage by walking around.
- Perform other duties as directed by the Vice President of Operations and President and CEO.
- Performs inspections of all areas, not limited to drains, fire systems, emergency power, safety hazards, building envelope, mechanical and electric components, common areas, private units, and the skilled and Personal Care areas.
- Attend and participate in annual facility in-service training programs as scheduled (e.g. OSHA, TB, HIPAA, Abuse prevention, Safety, Infection Control, etc.)
- Conduct periodic department meetings for staff.
- Serve on, participate in, and attend various other committees of the facility including but not limited to House Committee, Monthly Resident Counsel Meetings, Safety Committee and Green Committee (e.g., Corporate Compliance, QAPI, QA) as required.
- Monitor staff mandatory training as required.
- Read blueprints, or related detail drawings and translate them to others.
- Use knowledge of automatic sprinkler systems, emergency stand-by power systems, general construction knowledge, infection control policies and programs, general housekeeping and laundry policies and procedures and the use of PPE and translate to others.
- Process departmental payroll.

Relevant Work Experience
- Ten years' experience in the direct oversight of a building or physical plant maintenance field is a hospitality or healthcare driven environment
Physical Requirements
- Must be able to walk the entire campus.
- Long periods of sitting and standing.
- Must be able to assist in the evacuation of residents.
- Must be able to push, pull, lift more than 50 pounds.
Education
- High School Diploma or GED required.

Technology Proficiency: Demonstrated ability to effectively use and adapt to a variety of digital tools, software, and systems relevant to the role. Proficient in data entry, report generation and utilizing software to streamline workflows. This includes the ability to quickly learn new technologies, troubleshoot basic technical issues, and apply technology to improve efficiency, accuracy, and communication. Ability to proactively identify opportunities to leverage technology for operational improvements.
