The Opportunity
At AU Associates, successful property management is about more than maintaining buildings and collecting rent. It's about developing great teams, understanding the numbers, protecting compliance, and creating communities where people are proud to live.
We're seeking an experienced Regional Property Supervisor to oversee a portfolio of affordable housing communities throughout eastern Kentucky and West Virginia. This hands-on leadership role is responsible for property operations, financial performance, regulatory compliance, resident satisfaction, and the development of on-site teams.
We're looking for someone who can spot concerns in a financial report, anticipate inspection needs, coach employees through challenges, and take ownership of results. Someone equally comfortable walking a property, reviewing budgets, and collaborating with leadership to solve problems.

What You'll Do
Drive Portfolio Performance
• Oversee occupancy, rent collections, expenses, leasing activity, resident escalations, and overall property portfolio performance.
• Establish measurable goals, identify challenges, and implement solutions that improve operational results.
• Conduct regular property visits to evaluate curb appeal, unit readiness, maintenance, safety, and property conditions.
Lead and Develop Teams
• Supervise, coach, train, and support Property Managers and maintenance personnel across assigned communities.
• Partner with leadership and HR on hiring, training, performance management, and employee development.
• Build a culture of accountability, teamwork, communication, and exceptional resident service.
Manage Financial Performance
• Collaborate with the Director of Property Management, CFO, and Accounting on budgets and financial planning.
• Review financial statements, budget variances, delinquency, operating expenses, and vendor costs.
• Identify opportunities to improve financial performance, control costs, and support capital improvements.
Maintain Compliance and Property Standards
• Partner with the Compliance Manager to ensure adherence to LIHTC, Fair Housing, and applicable regulatory requirements.
• Oversee leasing documentation, certifications, recertifications, and compliance deadlines.
• Prepare properties for NSPIRE inspections, agency audits, and investor reviews, ensuring timely corrective action.
• Collaborate with the Director of Property Management & Asset Preservation Manager on preventive maintenance, repairs, and long-term property needs.
Communicate and Deliver Results
• Resolve escalated resident concerns and support effective leasing, retention, and customer service practices.
• Maintain productive relationships with vendors, agencies, investors, and community partners.
• Communicate property performance, staffing needs, compliance concerns, and recommended solutions to leadership.
• Support property transitions, lease-ups, process improvements, and other organizational initiatives.

What You'll Bring
Required Qualifications
• Minimum 3 years of multifamily property management experience, including multi-site oversight or supervisory responsibilities.
• Ability to participate in the on-call rotation for AU
• At least 3 years of affordable housing management experience.
• Strong knowledge of LIHTC, Fair Housing, and landlord-tenant regulations.
• Experience with budgeting, financial analysis, regulatory inspections, and compliance audits.
• Demonstrated ability to lead teams, solve problems, and manage competing priorities.
• Strong communication, organizational, and decision-making skills.
• Proficiency with property management software and Microsoft Office.
• Experience managing vendors and service contracts.
• Valid driver's license and ability to travel throughout the assigned region.
Preferred Qualifications
• Experience with RealPage OneSite.
• Affordable housing certification (HCCP, SHCM, CPO, COS, or equivalent).
• Bachelor’s degree in business, Property Management, Real Estate, or related field, or equivalent experience.
• Experience with historic properties, lease-ups, property transitions, or capital planning.

What to Expect
This position requires regular travel throughout eastern Kentucky and West Virginia, with occasional overnight stays. A company vehicle is provided for business travel.
You'll maintain an active presence at your properties, support on-site teams, and respond to operational challenges, inspections, and emergencies as needed. Flexibility outside standard business hours and participation in a rotating on-call schedule is required.
At AU Associates, we're looking for more than someone who manages properties. We're looking for a leader who develops people, takes ownership, delivers results, and understands that the work we do makes a real difference in the communities we serve.
