The HVAC BIM Technician is responsible for developing, coordinating, and managing Building Information Models for mechanical (HVAC) systems throughout the design and construction phases of a project. This role bridges engineering design and field installation by producing accurate, clash-free 3D models and construction documents.
Responsibilities
Modeling & Drafting
- Develop detailed 3D BIM models of HVAC systems (ductwork, piping, equipment, supports) using Autodesk Revit and/or AutoCAD MEP
- Produce fabrication-ready drawings, spool sheets, and coordination drawings from BIM models
- Maintain and update models to reflect design changes and field conditions (as-builts)
Coordination
- Participate in multidisciplinary BIM coordination meetings (MEP, structural, architectural)
- Perform clash detection and resolution using Autodesk Navisworks or similar software
- Coordinate with electrical, plumbing, and structural trades to resolve conflicts prior to installation
Standards & Quality
- Follow BIM Execution Plans (BEP) and project-specific modeling standards
- Ensure models comply with LOD (Level of Development) requirements
- Conduct quality control checks on model accuracy and completeness
Documentation
- Generate equipment schedules, material takeoffs, and reports from the BIM model
- Maintain drawing logs, revision tracking, and file management protocols
Qualifications
- Associate's or Bachelor's degree in Mechanical Engineering Technology, Drafting/Design, or related field — or equivalent trade experience
- 2 years of experience in BIM/CAD modeling for HVAC or mechanical systems
- Proficiency in Autodesk Revit MEP and AutoCAD
- Working knowledge of Navisworks for clash detection
- Understanding of HVAC systems, components, and installation methods
- Ability to read and interpret mechanical and architectural drawings
- Experience with Trimble, Fabrication CADmep, or ESTmep
- Familiarity with SMACNA and ASHRAE standards
- BIM/Revit certification (Autodesk Certified Professional)
- Experience on commercial, industrial, or healthcare construction projects
- Knowledge of sheet metal fabrication processes
