Duties and Responsibilities:
- Lead planning, development, and execution of common area projects, including renovations, construction, facility upgrades, and landscape improvements.
- Assist in managing and coordinating bid processes for common area and landscape projects, including evaluating proposals, reviewing vendor qualifications, and supporting contract selection.
- Review blueprints, specifications, and project requirements for Reserve and Capital Improvement projects to ensure accuracy, feasibility, and alignment with community standards.
- Define project scope, objectives, and deliverables in collaboration with stakeholders, ensuring alignment with organizational goals.
- Manage contractors, construction teams, and landscaping vendors, coordinating schedules and overseeing on-site activities to maintain timelines, quality standards, and safety compliance.
- Serve as technical advisor during committee meetings, providing guidance on Reserve and Capital Improvement projects, including landscape and outdoor amenities.
- Monitor project progress from planning through completion, ensuring milestones are met, contracts are fulfilled, and projects remain within budget.
- Implement and enforce safety, housekeeping, and regulatory standards in compliance with OSHA and state-level regulations.
- Act as the primary on-site liaison with contractors and landscaping teams, addressing issues, facilitating communication, and ensuring smooth project execution.
- Track budgets, manage change orders, and report project status to stakeholders to support informed decision-making.
- Oversee landscape management initiatives, including planning, maintenance, and enhancement of common areas to ensure aesthetic quality and community satisfaction
- Strong knowledge of project management principles, construction methods, building codes, and safety regulations (including OSHA compliance).
- Experience overseeing contractors, vendors, and bid processes.
- Proficient in reading and interpreting blueprints, specifications, and technical documents.
- Excellent communication, organizational, and problem-solving skills.
- Ability to manage multiple projects simultaneously, prioritize tasks, and meet deadlines.
- Familiarity with Reserve and Capital Improvement planning is preferred.
- Minimum of 3–5 years of experience managing construction, renovation, and landscape projects, preferably in residential or community association settings.
- Must possess a valid current driver’s license and maintain “clean” driving record.
