πΉ Position Summary
The Preconstruction Manager will work closely with business development, operations, clients, and design teams to lead the preconstruction process from conceptual budgeting through final proposal delivery.
This individual will be responsible for preparing estimates, managing bidding efforts, conducting quantity take-offs, and providing strategic input throughout the design and budgeting phases of projects.
The ideal candidate will possess strong technical estimating capabilities, excellent communication skills, and the ability to confidently manage multiple projects while serving as a trusted advisor to clients and stakeholders.
πΉ Key Responsibilities
Client & Team Collaboration
Build and maintain strong relationships with owners, architects, consultants, and internal project teams
Serve as a primary client-facing representative throughout the preconstruction process
Facilitate productive budget and design discussions while aligning expectations across stakeholders
Estimating & Budget Development
Prepare conceptual budgets with limited design information
Develop detailed estimates and quantity take-offs across all project phases
Review drawings, specifications, and project documents to identify risks, scope gaps, and opportunities
Provide value engineering recommendations and cost-saving solutions where appropriate
Preconstruction & Design Coordination
Collaborate with architects and consultants as designs evolve to maintain budget alignment
Support procurement and bidding strategies while coordinating subcontractor pricing efforts
Assist in developing project logistics, phasing plans, and construction strategies
Bid Management & Execution
Manage multiple bids simultaneously while maintaining accuracy and meeting deadlines
Lead pricing reviews and ensure all estimates align with project scope and company standards
Communicate budget changes and cost impacts clearly and professionally to clients and stakeholders
Process Improvement & Ownership
Operate independently and take ownership of all assigned responsibilities
Contribute to continuous improvement within preconstruction processes and workflows
Maintain a proactive, solution-oriented approach throughout all phases of project development
πΉ Requirements
8 years of experience within preconstruction or estimating roles
Strong background in commercial construction projects
Proficiency with estimating software including OnScreen Takeoff and Microsoft Excel
Experience with AutoCAD, Revit, and BIM platforms preferred
Strong understanding of construction costs, methods, and delivery processes
Excellent communication and client-facing skills
Ability to manage multiple projects in a fast-paced environment
