Project Scheduler – Project in Florida & Caribbean

💰 Salary Range: $100,000 – $140,000 DOE
AppleOne is partnering with an international commercial General Contractor that is seeking an experienced Project Scheduler to join their growing team. This organization specializes in large-scale commercial construction projects throughout Florida and the Caribbean, including hospitality, aviation, healthcare, mixed-use, infrastructure, and other complex developments.
The Project Scheduler will be responsible for developing, maintaining, and monitoring project schedules to ensure projects are delivered on time and within budget. This role works closely with project managers, estimators, superintendents, subcontractors, and clients to coordinate timelines, monitor progress, identify scheduling risks, and recommend corrective actions when necessary.
Essential Duties & Responsibilities
Schedule Development & Planning
• Develop and maintain detailed baseline schedules using Primavera P6, Microsoft Project, or similar scheduling software from preconstruction through project closeout
• Create Work Breakdown Structures (WBS), define project activities, durations, and sequencing
• Establish logic-driven Critical Path Method (CPM) schedules and identify constraints
• Resource load schedules with labor, quantities, and cost data when required
• Prepare schedule narratives documenting assumptions and methodologies
• Collaborate with project managers, estimators, preconstruction teams, and field operations during all project phases
Schedule Monitoring & Control
• Conduct site visits to evaluate and document construction progress
• Update schedules regularly to reflect actual project progress
• Perform critical path analysis and identify schedule variances
• Develop recovery schedules and mitigation plans when delays occur
• Perform Time Impact Analyses (TIA) related to change orders and scope modifications
• Means & Methods
• Assist in defining construction means and methods necessary to achieve schedule objectives
• Support development of site logistics and Maintenance of Traffic (MOT) plans in 2D or 3D formats
Reporting & Communication
• Prepare schedule reports, dashboards, executive summaries, and look-ahead schedules
• Present scheduling updates to internal teams, ownership, and clients
• Support executive reporting and owner meetings with schedule analysis and updates
• Maintain documentation related to claims support and delay analysis when necessary
Risk Management
• Identify schedule-related risks and recommend mitigation strategies
• Conduct what-if scenario analyses to evaluate alternative scheduling approaches
• Support dispute resolution efforts through detailed scheduling and time impact analysis
• Collaboration
• Coordinate with project management, engineering, procurement, and subcontractors to maintain schedule alignment
• Support labor forecasting and resource planning efforts
• Ensure alignment between field operations and master project schedules
• Perform additional duties as assigned
Strong understanding of construction sequencing, means and methods, and Critical Path Method (CPM) scheduling
• Familiarity with cost control and earned value management (EVM) principles
• Ability to analyze productivity rates and activity durations using construction resource data
• Strong proficiency with Microsoft Office Suite, especially Excel
• Experience with Bluebeam required
• Working knowledge of BIM, Revit, AutoCAD, Navisworks, cmBuilder, Synchro 4D, or willingness to learn
• Ability to interpret drawings, specifications, contract documents, and scopes of work
• Ability to perform quantity take-offs for scheduling purposes
• Strong written and verbal communication skills
Qualifications
• 3–7 years of construction scheduling or project controls experience, preferably within commercial construction projects in the U.S., South Florida, or Caribbean markets
• Bachelor’s degree in Construction Management, Engineering, or related field preferred
• Experience supporting commercial, infrastructure, hospitality, aviation, healthcare, mixed-use, or residential construction projects
• Advanced proficiency in Primavera P6 and Microsoft Project required
• Strong understanding of construction sequencing, means and methods, and Critical Path Method (CPM) scheduling
• Familiarity with cost control and earned value management (EVM) principles
• Ability to analyze productivity rates and activity durations using construction resource data
