Job Summary
Are you an experienced commercial real estate professional who thrives on variety and autonomy? We are seeking a dynamic Commercial and Industrial Property Manager to oversee a thriving portfolio consisting of 13 locations and 31 tenants across the Inland Empire, alongside one office complex association.
Based out of our Tustin office, this role offers a hybrid rhythm of office-based strategic management and on-site fieldwork (1 to 3 days a week traveling up to a 45-mile radius). If you are an expert in commercial operations, financial reporting, and advanced property management software, this direct-hire career move is for you!
Key Areas of Responsibility
Conduct regular on-site inspections (1–3 days a week) to ensure high-quality building standards.
Act as the primary point of contact for 31 tenants; promptly resolve maintenance requests, handle move-ins/move-outs, and build strong tenant relationships.
Oversee critical building systems, including HVAC, electrical, plumbing, safety, and security.
Prepare annual operating budgets, monitor monthly/quarterly financial performance, and approve vendor invoices.
Assist with comprehensive Common Area Maintenance (CAM) reconciliations and property tax tasks.
Maintain accurate lease information, monitor renewal schedules, and assist with lease negotiations and amendments.
Source, negotiate, and oversee contracts with third-party vendors for maintenance and property services.
Position Requirements
Experience: 3–5 years of dedicated Commercial or Industrial property management experience. (Please note: Candidates with strictly residential or multi-family experience will not be considered).
Software: Advanced proficiency in Yardi Breeze Premier is strictly required.
Portfolio Handling: Proven ability to comfortably manage multiple physical asset locations and navigate CAM reconciliations.
Mobility: Must have a reliable vehicle and be comfortable traveling up to 45 miles from the Tustin office to properties in the Inland Empire 1 to 3 days a week.
Soft Skills: Exceptional communication, sharp problem-solving abilities, and strict organization.
Credentials: A valid California Real Estate License or industry designations (CPM/RPA) are considered a strong plus.
