Job Overview:
Apartment Services, Inc. is seeking a skilled and adaptable Floating Maintenance Supervisor to support multiple residential communities throughout the Baltimore and surrounding area. In this hands-on leadership role, you’ll oversee maintenance operations, mentor on-site teams, and ensure timely and high-quality service delivery. Ideal for a seasoned supervisor who enjoys variety, problem-solving, and working in different property environments.
Key Responsibilities:
Rotate between assigned properties to provide leadership and maintenance support
Supervise and train on-site service technicians to maintain company standards
Troubleshoot and assist with daily maintenance tasks as needed
Coordinate schedules, delegate tasks, and ensure completion of work orders
Conduct inspections of units, common areas, and building systems
Support capital improvement projects and preventative maintenance planning
Monitor and maintain curb appeal, pool/spa (if applicable), and equipment upkeep
Ensure compliance with Fair Housing, safety regulations, and company policies
Approve site payroll, maintain maintenance records, and manage inventory
Schedule and oversee contractors for specialized projects
Respond to emergency on-call requests within company timeframes
Perform snow and ice removal as needed during winter months
Secure keys and monitor logs, ensuring shop organization at each location
Maintain and bring personal tools required to complete tasks
Other duties as assigned
Qualifications:
Strong technical knowledge in HVAC, plumbing, electrical, and building systems
Effective team leadership and performance management skills
Organized, responsive, and detail-oriented
Familiarity with Microsoft Office; experience with Yardi and ADP is a plus
Strong communication and problem-solving abilities
Requirements:
High school diploma or equivalent
HVAC certification (required)
Minimum of 3 years of maintenance and supervisory experience
Ability to lift up to 50 lbs and perform physical tasks
Valid driver’s license and daily access to a personal vehicle
